## When will Shahrukhz by Danube be handed over?

The registered completion date for Shahrukhz by Danube is 30 June 2029. That is the date the Dubai Land Department holds for project 4166, filed under the register name "Shahrukhz By Danube". Danube's own page gives completion and handover in 2029, and broker listings give Q2 2029 or June 2029. The sources agree, and no change has been published since the launch.

The DLD recorded the tower 1.86% complete at its inspection on 13 August 2026. That leaves almost 35 months to the registered date for a 55 storey tower, with work still at foundation stage.

## Shahrukhz by Danube construction update

The DLD register records a first inspection at 0% on 21 October 2025, a construction start of 1 January 2026, 1.22% on 24 April 2026 and 1.86% on 13 August 2026. Propsearch names Atlas Foundations as foundation contractor and National Engineering Bureau as architect. The DLD lists the project value at AED 350 million, and buyer payments go to an escrow account at First Abu Dhabi Bank (Continental Club).

## Shahrukhz by Danube offices and sizes

Shahrukhz is a commercial tower, not a residential one. Danube describes 55 storeys on Sheikh Zayed Road, and Propsearch adds two basement levels, a sky pool on level 33, prayer halls on level 36 and a helipad on level 56. Offices are sold shell and core in four categories.

## Shahrukhz by Danube prices and resale

Danube unveiled the tower with Shah Rukh Khan in Mumbai on 14 November 2025 (Hindustan Times). At the Dubai launch, held at the Dubai Exhibition Centre in December 2025, Danube said the AED 2.1 billion project sold out on the day, with units from AED 2 million (APN News, 16 December 2025; Construction Week, 11 December 2025). Danube's page now lists a starting price of AED 1.9 million.

The DLD has registered about 548 sales since January 2026, all from the developer. The median is about AED 4,130 per sq ft (Continental Club; Dubai Handover). In late September 2026, 466 sq ft offices registered at AED 1,989,120 to AED 2,428,000, and a 760 sq ft office at AED 2,903,660 on 30 September 2026.

## Shahrukhz by Danube payment plan

Danube sells Shahrukhz on its 1% monthly plan. At the launch, chairman Rizwan Sajan described a 20% down payment followed by monthly instalments of 1% of the price over six years (Hindustan Times, November 2025). Broker summaries describe 70% before handover and 30% after it, paid over about 30 months, which fits the six year total (Proptz; Continental Club). Some broker pages show a 10% booking amount instead of 20%, so the SPA schedule is the reference.

## Shahrukhz by Danube developer and delivery record

## What to check before buying at Shahrukhz by Danube

1. **The SPA payment schedule**, since sources give a 10% or 20% down payment and the post handover share runs to 2031 or later.
2. **The office category and whether it is shell and core**, which affects fit out cost before use.
3. **The latest DLD percentage for project 4166**, through the DLD project status enquiry service.
4. **For a resale, the amount already paid and the balance still owed to Danube**, as all 548 recorded sales so far were bought from the developer.
