## When will Seraph by Wadan be handed over?

The Dubai Land Department (DLD) project register gives Seraph by Wadan a completion date of 15 December 2027. The register lists it as project number 4109, filed by Wadan Real Estate Development, with construction starting on 15 December 2025. Wadan Developments' own fact sheet gives Q4 2027, so the developer and the register agree.

The date has not changed since launch. Wadan launched Seraph on 2 October 2025 with completion in Q4 2027, and portals such as Projectory list December 2027. One broker listing gives October 2027 as the completion month for its payment schedule.

## Seraph by Wadan construction update

Wadan held the groundbreaking for Seraph in December 2025 (Khaleej Times, 29 December 2025). A DLD inspection on 22 July 2026 put construction at 11.12% (DLD project register via Continental Club). Wadan's own construction update, accessed on 11 October 2026, shows 18.42%, with the first section of the Level 4 slab cast and blockwork nearly finished in the second basement. The DLD figure is the independent one. The register describes a tower of two basements, a ground floor, 13 floors and a roof, while Gulf News reported 16 storeys at launch.

## Seraph by Wadan homes and sizes

The tower has 190 units on the DLD register, in the Wadi Al Safa 5 area, which buyers know as Dubailand Residence Complex (DLRC). All apartments are sold fully furnished, with Bosch kitchen appliances and a KNX smart home system. Amenities include rooftop adult and children's pools, a gym, sauna, ice bath and cinema.

## Seraph by Wadan prices and resale

Wadan lists a starting price of AED 595,000 for a studio. Projectory lists 1 bedrooms from AED 950,000 and 2 bedrooms from AED 1.5 million.

The DLD register shows 166 apartment sales since 28 April 2025, with a median of AED 1,274 per sq ft and a median price of AED 998,000 (Mitchells). That is about 16% below the off-plan median of AED 1,513 per sq ft for Wadi Al Safa 5 over the 12 months to 5 October 2026. The quarterly median moved from AED 1,286 per sq ft in Q4 2025 to AED 1,215 in Q2 2026. Recent sales:

- Studios of 371 sq ft: AED 596,436 on 1 June 2026 and AED 530,060 on 21 July 2026.
- 1 bedrooms: AED 934,150 for 919 sq ft on 21 July 2026, and AED 1,134,799 for 867 sq ft on 10 September 2026.
- 2 bedroom of 1,399 sq ft: AED 1,493,371 on 23 June 2026.

All registered sales so far are off-plan.

## Seraph by Wadan payment plan

Wadan offers two plans. The 50/50 plan is 15% on booking, 35% in instalments over the first 20 months, and 50% on handover. The 70/30 plan is 15% on booking, 45% during construction, 10% on handover and 30% over 36 months after handover, paid at 2.5% a quarter (Wadan fact sheet, Tanami Properties). One broker lists the same apartment at AED 1,508,456 on the 50/50 plan and AED 1,583,879 on the 70/30 plan, about 5% more (Bizquartz). The 4% DLD fee is paid on top.

## Seraph by Wadan developer and delivery record

Wadan Developments launched its first project, Nuvana on Dubai Islands, in September 2025, and Seraph a month later as its second (Gulf News, 10 October 2025). Wadan therefore had no completed project in Dubai when Seraph was sold. The escrow account is held at First Abu Dhabi Bank (Mitchells).

## What to check before buying at Seraph by Wadan

1. **The completion date in the SPA**, against the register date of 15 December 2027.
2. **Which plan applies and the price under it**, as the 70/30 plan can carry a higher price.
3. **The furniture and appliance list**, since units are sold fully furnished.
4. **The next DLD inspection**, through the DLD project status service, to compare with Wadan's own 18.42% figure.
