## When will Sera Gardens by Vision be handed over?

The Dubai Land Department (DLD) register gives Sera Gardens by Vision a completion date of 1 April 2028. Before the launch, Propsearch and agents such as Proprain gave an estimated handover of Q4 2027. Property Finder now lists April 2028, matching the register, while JRE gives Q1 2028.

Work has barely begun. The only published DLD inspection, on 7 April 2026, recorded 0%, and the register gives a construction start date of 1 August 2026. That leaves about 20 months from the start to the registered completion date for an eight floor building.

## Sera Gardens by Vision construction update

The project was registered with the DLD on 6 May 2026 as Sera Gardens By Vision, DLD project number 4455 (Dubai Data). Its registered construction start is 1 August 2026, and Property Finder's timeline matches. No inspection after the 0% reading of 7 April 2026 had been published by 30 September 2026.

The building has a ground floor, a parking podium, eight residential floors and a roof, with amenities on the podium top and the rooftop (Vision Developments). It sits in Me'aisem First, part of Dubai Production City, in the register. The escrow bank is The National Bank of Fujairah. Vision's own project page still showed the status as coming soon in October 2026, although sales have been registered since June.

## Sera Gardens by Vision homes and sizes

Vision lists 246 apartments, from studios to 3 and 4 bedroom duplexes. The duplexes are the main difference from Vision's other buildings in the same district.

## Sera Gardens by Vision prices and resale

Vision Developments lists a starting price of AED 594,000. Dubai Data counts 99 registered sales from June to August 2026 at a median of AED 960,000, or AED 1,503 per sq ft. Sales ran at 16 in June, 46 in July and 37 in August 2026. PropertyIndex counts 141 sales by early October, including a 788 sq ft 1 bedroom on floor 7 at AED 1.30 million on 6 October 2026.

At about AED 1,500 per sq ft, Sera Gardens sits about 8% above the Dubai Production City median of AED 1,390 per sq ft on registered sales (PropertyIndex). All sales so far are first sales from the developer, not resales.

## Sera Gardens by Vision payment plan

Property Finder and Proprain list a 20/80 plan: 20% on booking and 80% on handover. The 4% DLD fee is paid at booking. With 80% due on completion, the handover date decides when most of the money is needed, and most buyers will need a mortgage or cash at that point.

## Sera Gardens by Vision developer and delivery record

Vision Developments, registered with the DLD as Clear Vision Real Estate Development, said in October 2025 that it had 14 projects with 2,200 homes, including five projects handed over within two years and 600 homes delivered (Zawya, 28 October 2025). It also builds Soul and Vista in Dubai Production City and Verde in Dubai Sports City.

## What to check before buying at Sera Gardens by Vision

1. **The completion date in the SPA.** Early marketing said Q4 2027, while the register says 1 April 2028.
2. **Mortgage approval for the 80% balance**, since nearly the whole price falls due at handover.
3. **The first DLD inspection after the August 2026 start**, which will be the first real measure of progress.
4. **Which floor and layout the price applies to.** Registered 1 bedrooms range from about 650 to 790 sq ft.
