## When will Seacliff by Imtiaz be handed over?

The Dubai Land Department (DLD) project register gives Seacliff by Imtiaz a completion date of 15 August 2028 (Continental Club, registry updated 8 October 2026). Property Finder shows the same month, and Continental Club records the developer's date as Q3 2028. When Imtiaz broke ground in June 2026, it announced a Q1 2028 handover (Khaleej Times, 30 June 2026). Alnair and Metropolitan also show Q1 2028.

The DLD inspection on 20 July 2026 put construction at 4.71%. The building is at an early stage, with just over two years to the registered date.

## Seacliff by Imtiaz construction update

Seacliff is DLD project number 4306, with its escrow account at United Bank Limited. Construction started on 15 February 2026, and Imtiaz held a groundbreaking event for the AED 600 million project in late June 2026 (Khaleej Times). DLD inspections so far:

- 30 December 2025: 0%
- 24 April 2026: 1.11%
- 20 July 2026: 4.71%

Progress rose 3.6 points in the three months to July 2026.

## Seacliff by Imtiaz homes and sizes

The building has 170 units across a ground floor, two podium levels, 14 floors and a roof (Metropolitan). The DLD register uses the name "Seacliff By Imtiaz"; Khaleej Times and Metropolitan use "Sea Cliff" or "Sea Cliff Residence".

## Seacliff by Imtiaz prices and resale

Continental Club and Metropolitan give a starting price of AED 1.99 million; Property Finder's FAQ says AED 1,995,000. Alnair's launch report on 21 April 2026 listed 1 bedrooms from AED 2.1 million, 2 bedrooms from AED 2.33 million and 3 bedrooms from AED 4.6 million, although its headline quoted AED 1.35 million.

Continental Club counts 66 registered sales by October 2026, all bought from the developer:

- 1 bedroom: median AED 2,176,620, from 51 sales
- 2 bedroom: median AED 3,311,508, from 12 sales

The overall median is AED 25,598 per square metre, about AED 2,378 per sq ft. Recent sales include a 1 bedroom of 82.6 square metres for AED 2,094,451 and a 2 bedroom of 130.3 square metres for AED 3,316,607 on 1 October 2026, and a 4 bedroom of 399 square metres for AED 8,025,213 on 5 October 2026. There are no resales yet and no service charge has been set.

## Seacliff by Imtiaz payment plan

The plan is 20% on booking, 30% during construction and 50% on handover (Continental Club, Property Finder and Metropolitan). Metropolitan states the construction instalments run from June 2026 to November 2027. That schedule ends about nine months before the registered completion date of 15 August 2028, and the 50% balance is due at handover. The 4% DLD fee is extra.

## Seacliff by Imtiaz developer and delivery record

Imtiaz Developments was founded in 1993 (Continental Club). In June 2026 it reported that its RAW District project had sold out at about AED 2 billion (Khaleej Times). Its completed buildings include [Westwood by Imtiaz](/projects/westwood-by-imtiaz/) in Al Furjan, finished in November 2023. Seacliff's own dates already differ by two quarters between the groundbreaking announcement and the register.

## What to check before buying at Seacliff by Imtiaz

1. **The completion date in the SPA.** Marketing says Q1 2028; the register says 15 August 2028.
2. **The gap between the last construction instalment and handover.** Instalments end in November 2027, leaving 50% due on completion.
3. **Unit type and size.** 113 of the 170 units are 1 bedrooms, and they make up 51 of the 66 registered sales, so most price evidence is for that type.
4. **Progress at the next DLD inspection.** The 20 July 2026 reading of 4.71% is the starting point to measure pace against the 2028 date.
