## When will Sea Legend One be handed over?

The Dubai Land Department (DLD) project register still gives Sea Legend One a completion date of 30 November 2026 (Continental Club, registry updated 8 October 2026). Property Finder also shows Q4 2026. The register lists the building as "Sea Legend One By Mvs Real Estate".

That date will not be met. The DLD inspection on 4 August 2026 put construction at 22.2%. At the recorded pace of 1.97% a month, the remaining work would take more than three years. An Alnair report in June 2025 already gave a later date, 30 June 2027. No revised date from MVS Real Estate has been published.

## Sea Legend One construction update

Sea Legend One is DLD project number 3265, with its escrow account at Abu Dhabi Islamic Bank. The register shows construction starting on 21 September 2023, but the first recorded inspection, on 20 January 2025, was still at 0%. Progress since then:

- 20 January 2025: 0%
- 3 March 2026: 12.23%
- 22 June 2026: 18.13%
- 4 August 2026: 22.20%

The pace picked up in 2026, to about 4 points between June and August.

## Sea Legend One homes and sizes

The building has a ground floor, two podium levels, 11 typical floors and a roof with a pool and health club (DLD register via Continental Club). Property Finder describes it as 15 storeys. All 65 units are freehold.

Unit counts and sizes are from the DLD register via Continental Club. Property Finder lists the penthouse as a 5 bedroom unit of 3,333 sq ft.

## Sea Legend One prices and resale

Property Finder gives launch prices from AED 1.78 million for an 805 sq ft 1 bedroom, AED 2.45 million for a 1,206 sq ft 2 bedroom and AED 3.17 million for a 1,593 sq ft 3 bedroom, with the penthouse from AED 8.3 million. Alnair's June 2025 report quoted higher figures: AED 1.988 million, AED 2.954 million and AED 3.886 million. Property Finder now marks the project as sold out.

Continental Club counts 33 registered sales, 2 of them resales. DLD medians are:

- 1 bedroom: AED 2,163,840 for about 76 square metres (818 sq ft)
- 2 bedroom: AED 2,866,059 for about 108 square metres (1,163 sq ft)
- 3 bedroom: AED 3,646,372 for about 149 square metres (1,604 sq ft)

The latest registered sale was a 1 bedroom of 70.8 square metres (762 sq ft) for AED 2,305,347 on 17 September 2026. No service charge has been set.

## Sea Legend One payment plan

Property Finder and Continental Club list 20% on booking, 40% during construction in four instalments and 40% on handover. Alnair called it a 60/40 plan, 60% during construction and 40% on completion, which is the same overall split. The 40% handover payment follows the actual completion date, not the 30 November 2026 date on the register. The 4% DLD fee is extra.

## Sea Legend One developer and delivery record

The developer trades as MVS Real Estate, also marketed as MVS Development, and is registered with DLD as M V S Real Estate Development L.L.C. Sea Legend One is its project on Dubai Islands, sold through master agency Sergex (Alnair). No completed MVS project appears in the sources reviewed. The register shows a construction start on 21 September 2023 but 0% progress at the January 2025 inspection.

## What to check before buying at Sea Legend One

1. **The revised completion date.** The register still shows 30 November 2026, so the SPA, any amendment and the grace period set what applies.
2. **The 40% handover payment timing.** It moves with the real completion date.
3. **The penthouse and unit specification.** The register and Property Finder differ on the penthouse size and bedroom count.
4. **Resale price against DLD sales.** Registered 1 bedroom sales are above Property Finder's AED 1.78 million launch figure.
