## When will Saray Prime Residence be handed over?

The Dubai Land Department (DLD) register gives Saray Prime Residence a completion date of 31 October 2027. Unique Saray has marketed a Q4 2027 handover since the launch in November 2025. Property Finder and Data Habibi give December 2027, two months after the registered date.

The building was 2.22% complete at the DLD inspection on 21 September 2026. That leaves almost all of the work to do in about 13 months, so the registered date is ambitious on the progress recorded so far.

## Saray Prime Residence construction update

The register records the project as registered on 21 November 2025, with construction starting on 15 November 2025. DLD inspectors recorded 0% on 5 November 2025, 1.7% on 11 June 2026 and 2.22% on 21 September 2026 (Dubai Data). That is an average of about 0.2 percentage points a month since November 2025.

The building has two basements, a ground floor, 11 residential floors and a roof (Tanami Properties). It sits in Wadi Al Safa 5 in the register, DLD project number 4058, with the escrow account at Emirates NBD.

## Saray Prime Residence homes and sizes

The register lists 121 units. Tanami Properties gives the mix as 77 studios, 33 one bedrooms and 11 two bedrooms, with a few units carrying private pools or jacuzzis. Data Habibi gives 151 units, which does not match the register. Apartments are sold furnished.

## Saray Prime Residence prices and resale

Launch prices started from AED 580,000 (Binayah), AED 585,000 (Proprain) or AED 615,000 (Kotook, 15 November 2025), depending on the release. Dubai Data counts 53 registered sales, all off-plan, at a median of AED 718,000, or AED 1,345 per sq ft. Registered sales peaked at 18 in February and 20 in March 2026, then slowed to a handful a month.

Recent registrations include a 425 sq ft studio at AED 630,528 on 13 August 2026 and an 849 sq ft 1 bedroom at AED 1.06 million on 13 July 2026 (Dubai Data). The 2 bedrooms have sold near AED 1,025 per sq ft, well below the studios at about AED 1,520 per sq ft.

## Saray Prime Residence payment plan

Sources describe the plan differently. Binayah and Proprain call it 60/40, with 1% monthly instalments during construction and 40% on handover. Data Habibi lists 10% down, 50% during construction and 40% on handover. OffplanIndex shows two plans on offer. All versions leave 40% due at handover, plus the 4% DLD fee at booking. Buyers who rely on a mortgage for that 40% will need it approved for late 2027 or later.

## Saray Prime Residence developer and delivery record

Unique Saray Development, registered with the DLD as Unique Saray Properties, is based in Bay Square, Business Bay. Its website lists a second project, Saray South Residence in Dubai South, as coming soon. Saray Prime Residence is its first registered project in Dubai, so the company has no completed building to judge its delivery record by.

## What to check before buying at Saray Prime Residence

1. **The completion date in the SPA**, which may say 31 October 2027, Q4 2027 or December 2027.
2. **Which payment plan applies**, since the 60/40 and 10/50/40 versions put different amounts into the construction period.
3. **The next DLD inspection figure.** At 2.22% in September 2026, progress needs to pick up sharply to finish in 2027.
4. **The unit type's registered prices**, since 2 bedrooms and studios have sold at very different rates per sq ft.
