## When will Sapphire 32 be handed over?

The DLD project register gives Sapphire 32 a registered completion date of 15 December 2026. Dar Al Karama and Property Finder give Q4 2026, or December 2026. The tower is registered as DLD project 2757, "Sapphire 32", in Al Barsha South Fourth, the DLD area name for JVC. Property Finder lists it as Sapphire 32 by Dar Alkarama.

The date is close and the tower is not. At its latest DLD inspection, on 10 July 2026, it was 62.28% complete. Reaching 100% by 15 December 2026 would need about 38 points in five months. That matches its quickest recorded stretch, about 28 points between November 2025 and March 2026, and is far faster than the 0.41 points added between March and July 2026.

## Sapphire 32 construction update

DLD inspections, via Dubai Handover and Continental Club:

- 30 September 2024: 2.5%
- 2 January 2025: 8.0%
- 24 April 2025: 14.5%
- 18 August 2025: 22.8%
- 27 November 2025: 34.0%
- 23 March 2026: 61.87%
- 10 July 2026: 62.28%

Progress jumped by almost 28 points over the winter, then added only 0.41 points between March and July 2026. Construction started on 1 October 2023. The escrow account is with Sharjah Islamic Bank.

## Sapphire 32 homes and sizes

The tower has five podium levels and 27 residential floors, with 281 parking spaces and eight shops on the ground floor (DAK brochure; Mitchell's).

Unit counts are from the DLD project register via Dubai Handover. Sources disagree on the home count: the brochure lists 224 apartments, the DLD register 232 units including shops, and Data Habibi 216. The 3 bedroom penthouse has a private pool (DAK brochure).

## Sapphire 32 prices and resale

Data Habibi gives a launch price from AED 521,000. Most units sold early: Dubai Handover counts 204 DLD sales in 2024 at a median of AED 1,276 per sq ft, and PropertyIndex counts 224 registered sales in total. The median has barely moved since, at AED 1,259 per sq ft in 2025 and AED 1,258 in 2026.

Sales registered in 2026 include:

- Studio, 391 sq ft: AED 644,485 (9 April 2026)
- 1 bedroom, 788 sq ft: AED 946,147 to AED 1,038,314 (February to September 2026)
- 2 bedroom, 1,159 to 1,190 sq ft: AED 1,956,094 to AED 2,000,000 (February and March 2026)

Some agents advertise resale units below the original price (Property Finder listing, 2026).

## Sapphire 32 payment plan

The standard plan is 10% on booking, 50% during construction and 40% on handover (Data Habibi; Continental Club). Broker pages give the detailed schedule:

- **Studios and 1 bedrooms:** 10% on booking, 10% plus the 4% DLD fee on signing the SPA, 1.33% a month for 30 months, and 40% on handover.
- **2 and 3 bedrooms:** the same until handover, then the last 40% over two years after handover at about 1.67% a month (offplans.com; Kredium gives 1.6% for 24 months).

## Sapphire 32 developer and delivery record

Dar Al Karama Real Estate markets as DAK Real Estate. Continental Club says the company was founded in 2023, and its own brochure calls Sapphire 32 DAK's first residential development. The developer has no completed tower in these sources to judge its delivery by.

## What to check before buying at Sapphire 32

1. **The latest DLD inspection.** The figure stood at 62.28% in July 2026 after four months of little change.
2. **The SPA completion date and grace period**, against the 15 December 2026 registered date.
3. **Which payment plan the unit is on.** The 2 and 3 bedroom plan runs two years past handover.
4. **The resale price against the original price**, since some 2026 resales were advertised below it.
