Samana's project page gives a Q1 2027 handover for Samana Waves, and Q3 2027 for the second building, Samana Waves 2 (accessed 11 October 2026). The DLD register still holds the original registered completion dates, 15 April 2026 for Waves 1 and 20 March 2026 for Waves 2. Both have passed with neither building finished. Portals disagree. Property Finder lists Waves 1 as ready with a Q2 2026 date, and some agent pages describe Waves 2 as handed over in Q1 2026, which the DLD figure of 52.09% in October 2026 does not support. It reached 90.06% at the DLD inspection on 19 June 2026, up 13.34 points since 5 February 2026. Real Estate Club Dubai still showed 90% on 8 October 2026, so no newer inspection had been published. Samana Waves 2 started on 21 September 2023. It went from 35.40% on 11 February 2026 to 47.25% on 19 June 2026 and 52.09% on 2 October 2026. The escrow account is at Emirates NBD (DLD project number 2574). ## Samana Waves homes and sizes Both buildings are G+3P+23 towers in JVC District 13, beside Sheikh Mohammed Bin Zayed Road. Waves 2 offers studios, 1 and 2 bedroom units and duplexes, most with private pools. ## Samana Waves prices and resale Samana launched Waves 1 on 12 March 2022 as an AED 165 million project with prices from AED 449,000, and said it sold out in 14 days (Khaleej Times, 26 March 2022). The DLD register shows 243 sales in Waves 1, with medians of AED 483,980 for a studio, AED 1,040,758 for a 1 bedroom and AED 1,418,762 for a 2 bedroom. The median per square metre rose from AED 13,009 in 2022 to AED 14,257 in 2026, about AED 1,325 per sq ft. Recent sales include a 469 sq ft studio at AED 663,520 on 3 August 2026 (Property Finder) and a 2 bedroom of about 1,913 sq ft at AED 2,265,750 on 17 September 2026 (Continental Club). Waves 2 is listed from AED 655,000, with 182 DLD-registered sales since 2022 (Continental Club). ## Samana Waves payment plan At launch, Waves 1 was sold on 10% at booking, 1% a month for 65 months, and 10% in each of months 6, 12 and 18 (Construction Week). Samana's page now shows 15% on booking, 1% a month for 42 months, 6.5% in months 12 and 18, and 0.5% a month for 60 months, the last of which falls after handover. Waves 2 was sold on 15% at launch, 60% during construction, 1% on handover and 24% after handover (Property Finder). ## Samana Waves developer and delivery record Samana Developers handed over Samana Santorini in Dubai Studio City in April 2026 and said it had delivered more than 1,300 units (Business Today Middle East, 16 April 2026).
