## When will Samana South Haven be handed over?

Samana gives Q2 2029 as the anticipated handover date, and its unit pages say June 2029 (accessed 11 October 2026). The Dubai Land Department (DLD) project register, where the building appears as "Samana South Haven" in Saih Shuaib 2, holds an earlier registered completion date of 31 December 2028. The two dates are six months apart, and the SPA decides which applies.

The follow-on building, Samana South Haven 2, is registered for 30 June 2029, in line with Samana's quarter. Its registered date was moved from 31 March 2029 to 30 June 2029 in the DLD register on 9 September 2026 (dubaihandover.com).

## Samana South Haven construction update

Work has barely begun. The DLD register records a construction start of 1 June 2026 for South Haven (project 4472), and the last published inspection, on 4 May 2026, recorded 0%. South Haven 2 (project 4518) was also at 0% at its inspection on 7 July 2026 (DLD project register via Continental Club). No later percentages had been published by 11 October 2026.

The escrow account for South Haven is with Ajman Bank. The developer's estimate of South Haven 2's project value filed with DLD is AED 41.5 million (Propsearch).

## Samana South Haven homes and sizes

South Haven is a single mid-rise building of 200 apartments. Samana's launch release called it a six-storey building (Zawya, 17 August 2026), while Propsearch counts seven storeys. Amenities listed by Samana include adult and children's pools, a jacuzzi, a sauna, a pilates studio and an outdoor cinema.

Unit counts and sizes are from the DLD register via Continental Club, leaving out the smallest and largest 5% of each type. Samana's own range for 1 bedrooms runs from 551 to 879 sq ft. South Haven 2 adds 137 homes: 48 studios, 84 one bedrooms and 5 two bedrooms (DLD record via Luxwell Real Estate).

## Samana South Haven prices and resale

Samana lists studios from AED 599,000, 1 bedrooms from AED 899,000 and 2 bedrooms from AED 1,319,000. Samana announced the launch on 17 August 2026, as one of three projects released in less than a month (Zawya).

Sales were quick. Dubai Handover counts 174 DLD-registered sales from 17 August 2026 to early October, with medians of AED 606,800 for a studio and AED 944,000 for a 1 bedroom, about AED 1,660 per sq ft overall. Continental Club's count, from an earlier register update on 5 October 2026, was 102 deals; the gap reflects the timing of updates. No resales had been recorded. Sales on 1 October 2026 included a 1 bedroom at AED 944,000 and a studio at AED 493,294, a price close to the cash-payment offer shown on Samana's studio page.

South Haven 2 is listed from AED 644,000. Expressions of interest opened on 7 October 2026 with an AED 40,000 deposit (Luxwell Real Estate), and Samana's page shows a 100% payment offer with an 8% return for three years.

## Samana South Haven payment plan

Samana publishes two plans for South Haven:

- **With post-dated cheques:** 10% on booking, 5% in month 4, 10% in month 12, then 1% a month for 75 months.
- **Without post-dated cheques:** 15% on booking, 5% in month 4, 10% in month 12, then 1% a month for 70 months.

The monthly instalments run for more than six years, so a large share falls due after the Q2 2029 handover. Samana's project page also describes a summer offer with 15% down and 70% payable after handover. No plan other than the 100% payment offer had been published for South Haven 2 by 11 October 2026.

## Samana South Haven developer and delivery record

Samana Developers handed over [Samana Santorini](/projects/samana-santorini/) on 16 April 2026 (Business Today Middle East) and earlier delivered [Samana Park Views](/projects/samana-park-views/). In the same part of Dubai Industrial City it is building [Samana Hills South](/projects/samana-hills-south/), whose phases are registered for completion in May and August 2028. Dubai News Week reported that Samana plans to launch and deliver 20 projects over 18 months.

## What to check before buying at Samana South Haven

1. **Which date the SPA uses**, 31 December 2028 from the DLD register or June 2029 from Samana.
2. **Whether the unit is in South Haven or South Haven 2.** They are separate DLD projects under different Samana companies, with different registered dates.
3. **The first DLD progress figure.** Neither building had recorded progress by the latest published inspections.
4. **How many instalments remain after handover**, which can be more than three years of 1% payments on the 75 month plan.
