## When will Samana Sky Views be handed over?

Samana Sky Views has a registered completion date of 31 July 2028 in the DLD project register. Bayut and Property Finder both list a Q3 2028 handover, and Property Finder gives the expected completion as 31 July 2028.

That is later than the date given at launch. Agent listings in July 2025 said completion was expected in 2027 (Seven Luxury Real Estate, 3 July 2025). Some listings now show Q4 2028, so portals do not fully agree.

## Samana Sky Views construction update

The DLD register records construction starting on 1 September 2025. At the inspection on 5 February 2026 progress was close to zero, and by 16 June 2026 it had reached 2.23%. That is a gain of 2.19 points in just over four months. The escrow account is held at ADCB, under DLD project number 3855.

To reach completion by 31 July 2028, about 98% of the work would need to be done in the 25 months after the June 2026 inspection.

## Samana Sky Views homes and sizes

The tower offers studios, 1 bedroom and 2 bedroom apartments, each with a private pool. Launch listings described 21 or 22 storeys and 458 apartments; the DLD register lists 556 units, so counts differ between sources.

## Samana Sky Views prices and resale

The building sold quickly. Continental Club counts 547 DLD-registered sales against 556 units. Entry prices have moved up: the studio price quoted at launch in July 2025 was AED 689,000, while Property Finder now shows AED 941,007 for a 446 sq ft studio. Prop971 lists a 769 sq ft 1 bedroom on the 21st floor at AED 1.36 million, about AED 1,762 per sq ft. No resale price history is available yet for a building at this stage.

## Samana Sky Views payment plan

Bayut lists two plans (20 October 2025):

- 15% on booking with post-dated cheques, 10% in month 12, then 1% a month for 75 months
- 20% on booking without post-dated cheques, 10% in month 12, then 1% a month for 70 months

With the first plan, 25% is paid in the first year. The monthly instalments then run for more than six years from booking, so a large part falls after a July 2028 handover. Property Finder summarises the plan as 15% at launch and 85% later.

## Samana Sky Views developer and delivery record

Samana Developers markets private pools across most of its buildings. It handed over Samana Santorini in Dubai Studio City on 16 April 2026 and said then that it had delivered more than 1,300 units (Business Today Middle East). Real Estate Club Dubai notes that Santorini completed about a year after the target given at launch. Sky Views has already moved from a 2027 target to July 2028.

## What to check before buying at Samana Sky Views

1. **The completion date in the SPA**, since 2027, Q3 2028 and Q4 2028 all appear in listings.
2. **The number of post-handover instalments left**, which a resale buyer takes over with the unit.
3. **The next DLD inspection figure**, after only 2.23% was recorded in June 2026.
4. **The service charge estimate**, as every unit has its own pool to maintain.
