## When will Samana Park Meadows be handed over?

When Samana Developers launched Samana Park Meadows on 3 October 2024, it said the building would be completed and handed over in March 2028 (Zawya, Arabian Business). The Dubai Land Department (DLD) project register, project number 2896, gives an earlier completion date of 31 August 2027 (via Continental Club). Continental Club shows Q3 2027 as the developer date, Propsearch August 2027 and Data Habibi Q1 2028. Samana's own project page does not currently state a date.

At 38.03% complete on 1 October 2026, the building would need to rise about 5.6 points a month to meet the August 2027 register date. That is faster than the pace recorded so far.

## Samana Park Meadows construction update

The DLD inspection of 1 October 2026 recorded 38.03% complete, up 10.76 points from 27.27% on 18 June 2026, and up from 8.61% on 23 October 2025 (DLD register via Continental Club). Continental Club puts the pace over the past year at 2.61 points a month, close to the median of 2.48 for completed Dubai projects. At that pace it projects 100% around 22 September 2028.

The register gives a construction start of 1 August 2024 and project registration on 28 August 2024 (Dubai Data). Propsearch names International Foundation Group for the foundations. Escrow is held at Commercial Bank of Dubai.

## Samana Park Meadows homes and sizes

The DLD register describes one building of two basements, a ground floor, 16 floors and a roof, with 221 units. Samana's launch release said 221 units over 14 floors; Propsearch estimates 205 units and Data Habibi 187. All apartments, studios included, have a pool on the balcony, and most shared amenities are on the roof, including a basketball court, jogging track and outdoor cinema.

## Samana Park Meadows prices and resale

At launch the project was valued at AED 220 million, with 160,461 sq ft of sellable area and prices from AED 694,000 (Arabian Business, 3 October 2024). Data Habibi lists a launch price of AED 635,000. Samana's page now shows AED 1,974,819, without saying which unit it applies to.

The DLD register shows 213 sales, all from the developer, with a median of AED 14,810 per square metre, about AED 1,376 per sq ft (Continental Club, transactions to 6 October 2026). Medians by type:

- Studio, about 441 sq ft: AED 710,390 (110 sales).
- 1 bedroom, about 840 sq ft: AED 1,061,016 (68 sales).
- 2 bedroom, about 1,173 sq ft: AED 1,463,729 (35 sales).

Recent sales were mostly 2 bedrooms, at AED 1.02 million to AED 1.71 million between 13 July and 30 September 2026. Continental Club records the median price per square metre down 14% from 2024 to 2026.

## Samana Park Meadows payment plan

Samana publishes two plans (accessed 11 October 2026):

At launch, Samana's chief executive described an eight year plan with 0.5% monthly payments after handover. Data Habibi lists the PDC version as 15% deposit, 52% during construction, 5% on handover and 28% after handover.

## Samana Park Meadows developer and delivery record

Samana Developers registers this project through Samana International Real Estate Development. It handed over Samana Santorini in Dubai Studio City on 16 April 2026, a year after its launch date, and said it had delivered more than 1,300 units (Business Today Middle East). In DLRC, Samana Park Meadows is ahead of [Samana Ibiza](/projects/samana-ibiza/), launched about a week earlier and 3.1% built in June 2026.

## What to check before buying at Samana Park Meadows

1. **Which completion date the SPA uses**: 31 August 2027 on the register or March 2028 from the launch.
2. **The DLD price for the same layout**, as 2 bedroom sales in mid 2026 ranged from AED 1.02 million to AED 1.71 million.
3. **When the 0.5% instalments start**, and how much is still owed after handover.
