## When will Samana Ivy Gardens be handed over?

Samana Ivy Gardens has two buildings in Dubailand Residence Complex, each with its own DLD registration and date.

- **Samana Ivy Gardens 2** (DLD project 2909, 836 units) has a registered completion date of 31 December 2027. Samana gives Q4 2027 on Property Finder and Dubizzle, which also reported 15% progress. At launch in June 2024 the target was November 2027 (fäm Properties, 24 June 2024).
- **Samana Ivy Gardens**, the first building (DLD project 2642, 374 units), was launched in May 2023 with completion due in May 2026 (Gulf News, 31 May 2023). Property Finder still shows June 2026. That date has passed, and the building was 27.49% complete at its 28 April 2026 inspection. No revised date had been published by 11 October 2026.

Both are registered under Samana International Real Estate Development, in the Wadi Al Safa 5 district.

## Samana Ivy Gardens construction update

Ivy Gardens 2 is a single tower of basement, ground, four podium levels, 35 floors and roof. DLD inspections recorded 1.58% on 27 November 2024, 5.47% on 2 July 2025, 8.77% on 10 February 2026 and 15.19% on 18 June 2026. The last gain, 6.42 points in four months, was the fastest so far. Even so, the remaining 84.81 points need about 4.6 points a month to meet 31 December 2027. Continental Club's projection from the average pace since the start runs to 2034.

The first building, ground plus 17 floors, recorded construction starting on 30 November 2023. It gained 8.83 points between 27 December 2025 and 28 April 2026 to reach 27.49% (DLD project register via Continental Club).

Launch coverage gave 843 units for Ivy Gardens 2, against 836 in the register, with a private pool in each apartment and a shared "Sky Garden" floor (Arabian Business, June 2024). The first building launched with 348 apartments (Gulf News), against 374 units now registered. Its studios, 1, 2 and 3 bedroom apartments also each have a private pool.

At Ivy Gardens 2, the median rose from AED 15,016 per square metre in 2024 to AED 18,531 in 2026 so far, about AED 1,722 per sq ft, and 854 sales had been registered. The 2026 median at the first building is AED 15,279 per square metre, about AED 1,419 per sq ft. Ivy Gardens 2 launched from AED 659,000 and the first building from AED 549,000. Property Finder lists both as sold out from the developer, with resale listings on offer.

## Samana Ivy Gardens payment plan

For Ivy Gardens 2, the DLD listing on Continental Club and Property Finder show 20% on booking, 57% during construction and 23% on handover. Launch coverage described a longer 8.5 year plan with five years after handover (fäm Properties). For the first building, Continental Club gives 20% on booking, 1% a month for 35 months, 10% at month 6, 5% each at months 12 and 18, and 25% after handover at 0.5% a month for 50 months. Property Finder summarises it as 20/52/1/27.

## Samana Ivy Gardens developer and delivery record

Samana Developers handed over Samana Santorini in Dubai Studio City in April 2026 and said it had delivered more than 1,300 units (Business Today Middle East, 16 April 2026). The first Ivy Gardens building, due in May 2026, was about a quarter built at that point, so both Ivy Gardens buildings run well behind their launch dates.

## What to check before buying at Samana Ivy Gardens

1. **Which building the unit is in.** Ivy Gardens and Ivy Gardens 2 have different registrations, dates and payment plans.
2. **The revised date for the first building.** Its May 2026 launch target has passed, so the date and grace period in each SPA, and any new date from Samana, are what count.
3. **Ivy Gardens 2 progress against 31 December 2027.** At 15.19% in June 2026, the next inspections show whether the faster 2026 pace holds.
4. **Resale price against launch.** Medians are well above launch prices, so a resale buyer pays the gain plus the remaining instalments.
