## When will Samana Imperial Garden be handed over?

Samana Developers' project page gives an anticipated completion date of Q1 2029 for Samana Imperial Garden (accessed 11 October 2026). That matches the March 2029 handover Samana announced at launch on 14 October 2025 (Zawya). The Dubai Land Department (DLD) project register, project number 3797, lists an earlier completion date of 31 December 2028 (via Continental Club). Propsearch shows December 2028.

So the register date is one quarter ahead of the developer's own target. Neither has changed since launch.

## Samana Imperial Garden construction update

The DLD inspection of 19 June 2026 recorded 3.76% complete, up 1.42 points from 2.34% on 30 April 2026 (DLD register via Continental Club). The register gives a construction period of 1 July 2025 to 31 December 2028, so building work began about three months before the public launch. No newer inspection had been published when the register was updated on 4 October 2026. Escrow is held at ADCB.

## Samana Imperial Garden homes and sizes

The DLD register describes one building of two basement levels, a ground floor, six floors and a roof, with 344 units; Propsearch estimates 285. Samana markets the units as Flexible Homes, where built-in smart furniture lets a studio be used as a 1 bedroom and a 1 bedroom as a 2 bedroom. Many apartments have a private pool on the balcony (Samana, 14 October 2025).

Unit counts and the middle 90% of sizes are from the DLD register via Continental Club. Some 1 bedroom units are close to studio size, so the floor area matters more than the label.

## Samana Imperial Garden prices and resale

Samana launched the project as an AED 398 million development with prices from AED 859,000 (Zawya, 14 October 2025). Its page now shows AED 980,000.

The register shows 319 sales, all bought from the developer, with a median of AED 20,571 per square metre, about AED 1,911 per sq ft (Continental Club, transactions to 3 October 2026). Medians by type:

- Studio, about 431 sq ft: AED 838,468 (149 sales).
- 1 bedroom, about 710 sq ft: AED 1,285,388 (148 sales).
- 2 bedroom, about 1,249 sq ft: AED 2,063,766 (22 sales).

Sales between 27 August and 2 October 2026 included studios at AED 616,100 to AED 872,370, 1 bedrooms at AED 968,926 to AED 1,419,655, and 2 bedrooms at AED 1,483,709 to AED 1,949,000. That median is above the DLD medians at Samana's DLRC buildings, about AED 1,486 per sq ft at [Samana Ibiza](/projects/samana-ibiza/) and AED 1,376 at [Samana Park Meadows](/projects/samana-park-meadows/) (Continental Club).

## Samana Imperial Garden payment plan

Samana publishes two plans (accessed 11 October 2026):

Counted from an October 2025 booking, 70 monthly instalments run to about August 2031, well past the Q1 2029 handover. Continental Club shows a different split of 15% down, 10% during construction and 75% on handover. The plan attached to the SPA decides which applies.

## Samana Imperial Garden developer and delivery record

Samana Developers registers this project through Samana Signature Real Estate Developments. It handed over Samana Santorini in Dubai Studio City on 16 April 2026, a year after the April 2025 date given at its launch, and said it had delivered more than 1,300 units (Business Today Middle East). ## What to check before buying at Samana Imperial Garden

1. **The completion date in the SPA**, since the register says 31 December 2028 and Samana says Q1 2029.
2. **The unit's actual floor area**, as 1 bedroom units range from 454 to 786 sq ft.
3. **Whether the unit has a private pool**, which Samana says affects price.
4. **The payment schedule after handover**, since monthly instalments on Samana's plans continue for over two years after the Q1 2029 date.
