## When will Samana Ibiza be handed over?

Samana Developers' project page now says handover at Samana Ibiza is anticipated for Q2 2028 (accessed 11 October 2026). The Dubai Land Department (DLD) project register, where the project is filed as "Samana IBIZA", project number 2897, lists a completion date of 28 February 2028 (via Continental Club). Launch listings gave Q1 2028, or March 2028 (Excel Properties), and Propsearch shows April 2028.

The bigger question is progress. The DLD inspection of 18 June 2026 recorded 3.1% complete. To reach 100% by 28 February 2028, the remaining 96.9 points would have to be built in about 20 months.

## Samana Ibiza construction update

The register gives a construction start of 1 August 2024. Inspections show 0.00% on 14 March 2024, 2.38% on 12 February 2026 and 3.1% on 18 June 2026 (DLD register via Continental Club). Continental Club puts the pace over the past year at about 0.30 points a month, against a median of 2.48 points a month across completed Dubai projects. Propsearch names Edrafor Piling and Special Foundation for the foundation works. Escrow is held at Emirates NBD.

## Samana Ibiza homes and sizes

The DLD record describes one building of two basements, a ground floor and 20 floors, 23 storeys in all. Unit counts differ: the DLD register lists 455 units (Continental Club, Dubai Data), Dubricks shows 409 and Propsearch 255.

Unit counts and the middle 90% of sizes are from the DLD register via Continental Club. Apartments have plunge pools set into the balconies, smart home controls and floor-to-ceiling windows (Propsearch).

## Samana Ibiza prices and resale

The DLD record gives a launch date of 25 September 2024 (Dubricks). Launch prices were from AED 675,000 (Data Habibi) to AED 699,000 for studios (Continental Club, Excel Properties). Samana's page now shows a starting price of AED 1,036,667.

The register shows 446 sales, 1 of them a resale. Medians by type (Continental Club, transactions to 8 October 2026):

- Studio, about 463 sq ft: AED 735,722 (255 sales).
- 1 bedroom, about 840 sq ft: AED 1,126,344 (164 sales).
- 2 bedroom, about 1,389 sq ft: AED 1,465,688 (22 sales).

Recent sales include a 608 sq ft studio at AED 788,991 on 30 September 2026 and a 1,273 sq ft 2 bedroom at AED 2,176,470 on 21 September 2026 (Dubai Data). Continental Club records the median price per square metre down 5% from 2024 to 2026, while the wider district rose 21%.

## Samana Ibiza payment plan

Samana publishes two plans (accessed 11 October 2026):

Continental Club lists the non-PDC plan as 77/23. Excel Properties describes the final stage as post-handover, with 1% due on handover. Other launch-era listings show a 25/50/25 plan (JRE, Ezre), so the plan in a given SPA may differ.

## Samana Ibiza developer and delivery record

Samana Developers registers Samana Ibiza through Samana International Real Estate Development. It handed over Samana Santorini in Dubai Studio City on 16 April 2026, against an April 2025 launch date, and said it had delivered more than 1,300 units (Business Today Middle East). Its sister project in DLRC, [Samana Park Meadows](/projects/samana-park-meadows/), was launched a week later and was 38% built by October 2026.

## What to check before buying at Samana Ibiza

1. **The completion date and grace period in the SPA**, since the register says 28 February 2028 and Samana says Q2 2028, with 3.1% built.
2. **The next DLD inspection**, to see whether the pace rises above the 0.30 points a month recorded over the past year.
3. **The plan wording on the 0.5% instalments**, and whether they start at handover or run on fixed dates.
4. **The registered price for the same layout**, since 1 bedroom sales in July to September 2026 ranged from AED 774,117 to AED 1,284,888.
