## When will Samana Business Park be handed over?

Samana gives Q3 2028 as the anticipated handover date on its project page (accessed 11 October 2026). The Dubai Land Department (DLD) project register lists the project as two buildings. "Samana Business Park" has a registered completion date of 30 September 2028, which matches Samana's quarter. "Samana Business Park 2" has a registered completion date of 31 October 2028, one month later.

Earlier marketing gave an earlier date. fäm Properties and some agent listings still describe a Q4 2027 handover, while Samana's own page now says Q3 2028.

## Samana Business Park construction update

The first building (DLD project 3812) started on 1 June 2025. DLD inspections recorded about 5.09% on 22 April 2026, 5.61% on 18 June 2026 and 12.83% on 24 September 2026 (DLD project register via Continental Club). Most of the progress to date came in the three months to late September.

Samana Business Park 2 (DLD project 4110) started on 1 November 2025 and was 2.96% complete at its inspection on 16 April 2026, the latest published figure. Its escrow account is with ADCB.

Propsearch names Italtech Contracting as main contractor, International Foundation Group for the foundations and Barajeel Engineering Consultants as architect. The developer's estimate of the first building's project value filed with DLD is AED 49 million.

## Samana Business Park offices and shops

Samana Business Park is a commercial project, not a residential one. Samana sells offices from 598 sq ft and retail shops from 552 sq ft, with a pool deck, gyms, meeting rooms and food and drink outlets in the building.

Floor counts and unit numbers are from the DLD register via Continental Club. The Business Park 2 size range leaves out the smallest and largest 5% of units.

## Samana Business Park prices and resale

Samana lists units from AED 2,328,697 (accessed 11 October 2026). Propsearch records a launch price from AED 1.83 million, so the developer's entry price has risen since launch.

The DLD register shows 92 deals in the first building, with a median of about AED 1,643 per sq ft and 4% of deals being resales. The median moved down 2% over the past year (Continental Club, register updated 7 September 2026). Recent sales recorded by Propsearch include:

- an 895 sq ft shop at AED 2,367,967 on 13 August 2026 (AED 2,644 per sq ft)
- a 1,376 sq ft shop at AED 3,057,428 on 6 July 2026
- a 1,819 sq ft office at AED 2,050,729 on 29 April 2026 (AED 1,127 per sq ft)

Shops sell at a much higher rate per sq ft than offices. In Business Park 2, three sales on 21 August 2026 ranged from AED 1,435,473 to AED 2,766,541.

## Samana Business Park payment plan

Samana publishes two plans. Both carry on after handover.

- **With post-dated cheques (PDC):** 15% on booking, 1% a month for 36 months, 10% in month 12, 5% in month 18, 5% in month 24, then 0.5% a month for 58 months.
- **Without post-dated cheques:** 20% on booking, the same 36 monthly payments and lump sums, then 0.5% a month for 48 months.

On the PDC plan about 71% is paid in the first three years and about 29% over almost five years after handover. Some portals show other splits, such as 20/20/60 or 70/30; Samana's own page shows only the two plans above.

## Samana Business Park developer and delivery record

Samana Developers handed over [Samana Santorini](/projects/samana-santorini/) on 16 April 2026 (Business Today Middle East) and earlier completed [Samana Park Views](/projects/samana-park-views/). Both are residential. Samana Business Park is among its first commercial projects, built under the Samana Signature Real Estate Developments company.

## What to check before buying at Samana Business Park

1. **Which building the unit is in.** The two buildings have different registered completion dates, 30 September 2028 and 31 October 2028, and very different progress.
2. **The SPA handover date**, since older listings still quote Q4 2027 while Samana now says Q3 2028.
3. **The post-handover balance** on a resale unit, which can be close to 29% of the price.
4. **Office or shop pricing.** Shops have sold at more than twice the rate per sq ft of some offices, so building-wide medians say little about one unit.
