## When will Samana Barari Views be handed over?

Samana Developers' project page gives Q2 2028 as the handover date for Samana Barari Views (accessed 11 October 2026). When Samana launched the tower in late 2023 it promised Q1 2027, and the Dubai Land Department (DLD) register still shows a registered completion date of 31 March 2027 for project 2835. Property Finder also still lists March 2027.

The DLD inspection on 19 May 2026 recorded 26.81% complete, which fits the later Q2 2028 date rather than March 2027.

## Samana Barari Views construction update

The tower was 26.81% complete at the DLD inspection on 19 May 2026, up 2.9 points from 23.91% on 28 January 2026 (Continental Club, registry updated 5 October 2026). Construction was registered as starting on 1 February 2024, so about a quarter of the work was done in 27 months.

The building has a basement, ground floor, four podium parking levels and 27 residential floors, with a built-up area of 800,961 sq ft (Samana; Construction Week). The escrow account is held at Dubai Islamic Bank.

All 669 apartments have a private pool. The DLD register gives this mix.

## Samana Barari Views prices and resale

Samana launched the tower in late 2023 (Construction Week, 1 December 2023), valued at AED 723 million to AED 725 million, with prices from AED 749,000. Property Finder records a launch price of AED 626,778 and sales from 1 February 2024, so sources differ on the entry price. The project is now sold out from the developer.

DLD records 685 sales since 2023 at a median AED 16,904 per square metre, about AED 1,570 per sq ft (Continental Club).

The median price per square metre moved from AED 16,129 in 2023 to AED 17,151 in 2024, AED 15,221 in 2025 and AED 16,364 in 2026 so far. Recent sales include 1 bedrooms of about 765 and 795 sq ft at AED 982,260 and AED 995,004 on 28 September 2026, and a 2 bedroom of about 1,095 sq ft at AED 1,683,000 on 18 September 2026.

## Samana Barari Views payment plan

Samana sold Barari Views on an 8 year plan of mostly monthly instalments (Samana Developers):

Property Finder describes the same plan as 20/54/1/25, with 25% after handover. Because the schedule is fixed by month rather than by construction stage, the move to Q2 2028 means more of the 0.5% instalments fall before handover.

## Samana Barari Views developer and delivery record

Samana called Barari Views its 12th launch of 2023 and its largest project at the time. In 2026 it handed over Samana Santorini in Dubai Studio City on 16 April, a year after the date given at its launch, and Samana Miami in July, saying it had delivered more than 1,300 units (Business Today Middle East; Zawya). ## What to check before buying at Samana Barari Views

1. **The completion date in the SPA**, which for launch buyers is likely to show Q1 2027, against Samana's current Q2 2028.
2. **How many instalments remain on a resale unit**, since the plan runs for about 8 years from booking.
3. **Whether the unit was sold on the PDC or non-PDC plan**, which changes the down payment and the length of the 0.5% stage.
4. **The pool and its upkeep**, since every apartment has a private pool that adds to running costs.
