## When will Samana Barari Lagoons be handed over?

The Dubai Land Department (DLD) register gives Samana Barari Lagoons a completion date of 31 March 2028. Samana's project page now states an anticipated handover of Q3 2028. In February 2025 Samana gave April 2028 (MEP Middle East), and brokers still list Q1 2028. The developer's own date has therefore moved about two quarters later than the register.

The last DLD inspection, on 2 June 2026, recorded 11.84% complete, up 1.97 points from the inspection of 3 February 2026 (DLD register via Continental Club). That is about half a point a month. Reaching 100% by 31 March 2028 would need about four points a month from June 2026.

## Samana Barari Lagoons construction update

Construction started on 1 April 2025 (DLD register via Continental Club). The DLD project number is 3422 and the escrow bank is National Bank of Fujairah. The registered developer is Samana Signature Real Estate Developments, a Samana company. The register lists one building in Majan, within Wadi Al Safa 3.

Samana lists a leisure pool deck, gym, rooftop jogging track, rooftop basketball court, outdoor cinema, sauna and steam room. Samana places the tower in its Autograph Collection.

Unit counts and sizes are from the DLD register via Continental Club, which trims the smallest and largest 5% of each type. The register lists 601 units. In February 2025 Samana described 526 apartments over a sellable area of 451,560 sq ft, each with a private pool (MEP Middle East). Its current page says selected units have a private pool.

## Samana Barari Lagoons prices and resale

Continental Club gives a developer starting price of AED 688,000. Property Finder shows about AED 764,000 and Samana's own page AED 809,474 (accessed 11 October 2026).

Continental Club counts 601 DLD sales since 2024 at a median of AED 17,726 per square metre, about AED 1,647 per sq ft. Medians by type were AED 786,000 for studios (191 sales), AED 1,168,441 for 1 bedrooms (216), AED 1,489,157 for 2 bedrooms (112) and AED 1,809,000 for 3 bedrooms (6). The median price per square metre was AED 17,657 in 2024, AED 17,776 in 2025 and AED 16,247 so far in 2026, down 8% while the district rose 15%. Recent sales include:

- a 2 bedroom of about 1,246 sq ft for AED 1,881,411 on 1 October 2026
- a studio of about 417 sq ft for AED 807,007 on 22 September 2026
- a 1 bedroom of about 794 sq ft for AED 1,299,000 on 10 August 2026

## Samana Barari Lagoons payment plan

Samana offers two plans. Without post-dated cheques: 20% on booking, 1% a month for 42 months, 10% in month 12, 5% in month 18, then 0.5% a month for 46 months. With post-dated cheques: 15% on booking, the same middle stages, then 0.5% a month for 56 months. Property Finder summarises the first as 20% on booking, 56% during construction, 1% on handover and 23% after handover. Bayut's breakdown shows the 0.5% monthly instalments making up 23% or 28% of the price. Most instalments run by month count from booking, so the schedule does not move with the completion date.

## Samana Barari Lagoons developer and delivery record

Samana Developers handed over Samana Santorini in Dubai Studio City on 16 April 2026, about a year after the April 2025 date given at launch, and said it had delivered more than 1,300 units (Business Today Middle East). ## What to check before buying at Samana Barari Lagoons

1. **Which date the SPA uses.** The register says 31 March 2028 and Samana's site says Q3 2028.
2. **Whether the unit has a private pool.** Samana now says selected units have one, while its 2025 description said every apartment did.
3. **The resale price against DLD sales.** Median prices per square metre fell 8% between 2024 and 2026.
4. **The post-handover instalments**, which run for 46 or 56 months depending on the plan.
