## When will Samana Barari Avenue be handed over?

Samana Developers' project page gives a Q2 2028 handover for Samana Barari Avenue (accessed 11 October 2026). The Dubai Land Department (DLD) project register lists it as project number 3829, with a completion date of 31 October 2028 (via Continental Club). The register date is about four months after the end of Samana's quarter.

The date was not fixed at first. Broker listings in early April 2025 showed the handover as "to be announced" (Offplan Dubai, 4 April 2025), and Remington Properties gave Q3 2028 later that month. Samana has shown Q2 2028 since.

## Samana Barari Avenue construction update

The DLD inspection of 23 September 2026 recorded 6.01% complete, up from 4.57% on 18 June 2026 (DLD register via Continental Club). The register gives a construction start of 1 June 2025; Data Habibi says March 2025. Propsearch names Italtech Contracting as main contractor and International Foundation Group for the foundations. Escrow is held at Dubai Islamic Bank.

## Samana Barari Avenue offices, shops and sizes

This is a commercial tower. The DLD register describes one building of three basement levels, a ground floor, three parking levels, 25 floors and a roof, with 349 units. Propsearch counts 29 storeys. Shops run from the ground floor to podium level 3, and offices take the floors above (Data Habibi).

## Samana Barari Avenue prices and resale

Expression of interest opened in early April 2025 with units from AED 940,000 (Offplan Dubai, 4 April 2025); Propsearch records a launch price of AED 941,000. Samana's page now shows a starting price of AED 2,583,887, with 90 commercial units still available. Data Habibi lists AED 1.45 million.

The DLD register shows 233 sales, 2 of them resales, with a median of AED 19,614 per square metre, about AED 1,822 per sq ft (Continental Club, transactions to 3 October 2026). Registered sales between 3 July and 30 September 2026 ranged from AED 1.22 million for about 886 sq ft to AED 5.22 million for about 1,841 sq ft. Propsearch records that larger unit as a shop sold on 7 September 2026 at about AED 2,833 per sq ft, and an office of 1,030 sq ft at AED 2.17 million.

## Samana Barari Avenue payment plan

Samana publishes two plans, both running past handover:

The PDC plan needs post-dated cheques. The DLD registration fee of 4% is paid on top. Dubai Homes Online describes the non-PDC plan as 20% down, 55% during construction, 1% on handover and 24% within 48 months after handover.

## Samana Barari Avenue developer and delivery record

Samana Developers registers this project through Samana Signature Real Estate Developments. On 16 April 2026 it handed over Samana Santorini in Dubai Studio City, a year after the April 2025 date given at its launch, and said it had delivered more than 1,300 units (Business Today Middle East). Samana Barari Avenue is one of two commercial projects it is selling in Majan, with Samana Business Park.

## What to check before buying at Samana Barari Avenue

1. **The completion date in the SPA**, since Samana says Q2 2028 and the register says 31 October 2028.
2. **Office or shop use, and the floor**, as shop prices per sq ft ran well above office prices in the September 2026 sales.
3. **The post-handover balance**, 24% or 29% of the price, which continues for four to five years after completion.
