## When will Samana Avenue be handed over?

Samana Avenue is scheduled for handover in December 2027. Samana gave that date when it launched the project in July 2024 (Gulf News, 5 August 2024), and its project page still shows it. The Dubai Land Department (DLD) project register, where it appears as "Samana Avenue" in DubaiLand Residence Complex, holds the matching registered completion date of 31 December 2027.

The latest DLD inspection, on 1 October 2026, recorded the building 31.79% complete. With 15 months left to the registered date, about two thirds of the work remained.

## Samana Avenue construction update

The DLD register records construction starting on 1 July 2024. Progress was 11.73% on 10 February 2026, 21.45% on 18 June 2026 and 31.79% on 1 October 2026 (DLD project register via Continental Club). That is about 20 points in the eight months to October 2026, faster than in the first year and a half on site.

Propsearch names Italtech Contracting as main contractor and International Foundation Group for the foundations. The escrow account is with Emirates NBD, under DLD project number 2898.

## Samana Avenue homes and sizes

Samana Avenue is a single building with 165 apartments. Gulf News reported 16 floors at launch and Propsearch counts 17 storeys over two basement parking levels. Samana says most apartments have private pools, and the roof holds a jogging track and a bonfire area.

## Samana Avenue prices and resale

At launch, Samana priced apartments from USD 178,000, about AED 654,000 (DXBinteract, 1 August 2024). An agent price list from 22 July 2024 gave studios from AED 674,000, 1 bedrooms from AED 976,000 and 2 bedrooms from AED 1,470,000 (Petkovic Properties).

All 165 units are recorded as sold in the DLD register. The median registered price was about AED 1,242 per sq ft, up 4% on the previous 12 months (Continental Club, register updated 4 October 2026). Recent sales include a 1,231 sq ft 2 bedroom at AED 1,495,111 on 5 August 2026, a 504 sq ft studio at AED 740,503 on 24 July 2026 and an 844 sq ft 1 bedroom at AED 1,339,222 on 17 July 2026.

## Samana Avenue payment plan

Samana's plan runs for about eight and a half years, with five years after handover (Gulf News, 5 August 2024). Samana's project page lists it as:

- 15% on booking with post-dated cheques, or 20% without
- 1% a month during construction
- 10% in month 12 and 5% in month 18
- 0.5% a month after handover

The page gives slightly different month counts in different places, 40 or 42 months of 1% and 56 or 60 months of 0.5%. Property Finder summarises the plan as 15% at launch, 54% during construction, 1% on handover and 30% after handover. Samana's launch release also offered an 8% guaranteed return.

## Samana Avenue developer and delivery record

## What to check before buying at Samana Avenue

1. **The post-handover balance** left on a resale unit, since about 30% of the price is paid over the five years after handover.
2. **The terms of the 8% guaranteed return**, including when it starts and ends, and whether it passes to a resale buyer.
3. **The DLD progress at each inspection.** The building needs to move from 31.79% to completion by 31 December 2027.
