## When will SAAS Hills be handed over?

The developer's date for SAAS Hills is Q4 2027, as recorded by Continental Club from developer data and shown on broker listings such as JRE. The Dubai Land Department (DLD) register still gives a registered completion date of 31 March 2027 for the project, registered as "SAAS Hills", project number 3225, and Property Finder still shows March 2027.

The DLD inspection on 19 May 2026 recorded the two towers 12.98% complete. With about 87% of the work left ten months before 31 March 2027, the registered date is unlikely to hold, and Q4 2027 is the later date now in circulation.

## SAAS Hills construction update

The DLD register holds four inspections: 0% on 8 August 2024, 3.8% on 20 May 2025, 6.44% on 10 November 2025 and 12.98% on 19 May 2026 (Dubai Data; Property Finder). The last step was a gain of 6.54 points in six months. SAAS Properties announced the end of shoring and piling works on 14 October 2025, and posted a further construction update in April 2026 without a percentage.

The developer is registered as Saas Properties L.L.C, Dubai Branch. The registered construction start was 15 September 2024, and the escrow account is held at Emirates NBD. The register records two buildings on a project area of 100,792 square metres in Al Barsha South Second, the DLD district that covers Dubai Science Park.

## SAAS Hills homes and sizes

The project has 859 units in two towers. Tower A has 30 residential floors and Tower B 32, each over a basement, ground floor and two podium levels (offplans.com). Homes range from studios to 5 bedroom apartments, with duplex townhouses and sky villas.

DLD records 455 sales at a median AED 18,858 per square metre, about AED 1,752 per sq ft, with almost all bought from the developer (Continental Club). Dubai Data counts 247 sales in the past 12 months at a median AED 1.76 million.

Recent sales include a 486 sq ft studio at AED 850,860 on 14 September 2026 and a 923 sq ft 1 bedroom at AED 1,633,951 on 24 August 2026. Studios were advertised from AED 951,400 in March 2025 (Offplan Dubai). Property Finder marks the project sold out, but broker feeds still list units from AED 1.02 million to AED 10.78 million, so sources differ on availability.

## SAAS Hills payment plan

The main plan is 40/60: 20% on booking, 20% during construction at 5% every three months, and 60% on handover (Continental Club; JRE). Two other options are listed, 20/30/50 and 20/40/40, which move more of the price into the construction period (Projects Scout). Offplans.com lists DLD fee waivers on some plans, of 4% on studios, 1 bedrooms and townhouses and 2% on 2 bedrooms.

On the median 1 bedroom price of AED 1,726,952, the 40/60 plan leaves about AED 1.04 million due on handover.

## What to check before buying at SAAS Hills

1. **Which date the SPA states**: 31 March 2027, as registered, or Q4 2027, the developer's later date.
2. **Which tower the unit is in**, since the two towers differ in height, though the DLD reports a single progress figure for both.
3. **The share due on handover**, which ranges from 40% to 60% depending on the plan.
4. **Whether a DLD fee waiver applied** to the original purchase, which affects the price comparison on a resale.
