## When will Royal Yacht Club Residence be handed over?

The Dubai Land Department (DLD) project register gives Royal Yacht Club Residence a completion date of 10 November 2027 (Continental Club, registry updated 8 October 2026). Continental Club records the developer's handover as Q4 2027, and fäm Properties shows November 2027. Property Finder lists a slightly later expected completion, 1 December 2027.

The DLD inspection on 18 June 2026 put construction at 14.69%, with about 17 months left to the registered date.

## Royal Yacht Club Residence construction update

The project is DLD project number 3770, with its escrow account at Emirates NBD. The register shows construction starting on 10 May 2025; Property Finder gives 30 June 2025. Two DLD inspections are on record:

- 8 July 2025: 3.15%
- 18 June 2026: 14.69%

That is 11.54 points in just under a year, about 1.02% a month (Continental Club). Reaching 100% by 10 November 2027 would need about five times that pace.

The project has 147 units on the DLD register. Property Finder describes two connected mid-rise buildings on one shared podium, although its key facts list a single building. Property Finder uses the plural spelling "Royal Yacht Club Residences", while the DLD register name is "Royal Yacht Club Residence".

The two 1 bedroom sales, three weeks apart and almost the same size, differ by about AED 583,000, a gap the register does not explain. No resale or rental data is published yet, and no service charge has been set.

## Royal Yacht Club Residence payment plan

offplan-dubai lists a 50/50 plan: 50% during construction and 50% on handover, with post-handover options possible (page modified 7 July 2026). Property Finder refers only to flexible payment plans. Under a 50/50 plan, half the price is due when the building is handed over, so the actual completion date sets when that payment falls. The 4% DLD fee is extra.

## Royal Yacht Club Residence developer and delivery record

The developer is Azimuth Developments, registered with DLD as Azimuth Development L.L.C. Property Finder lists Royal Yacht Club Residences as the company's only project on the portal (accessed 11 October 2026), and no completed Azimuth project appears in the sources reviewed. Escrow with Emirates NBD and DLD registration give buyers the standard off-plan protections.

## What to check before buying at Royal Yacht Club Residence

1. **The SPA completion date and grace period.** The register says 10 November 2027, but the June 2026 pace points to a longer build.
2. **Which building and floor the unit is in.** Registered 1 bedroom prices of similar size differ by more than AED 580,000.
3. **The written payment schedule.** Only one source gives the 50/50 split, and post-handover terms may differ by unit.
4. **The developer's track record.** Azimuth has no completed project listed on Property Finder.
