## When will Royal Regency Suites be handed over?

The Dubai Land Department (DLD) project register lists 31 December 2026 as the registered completion date for Royal Regency Suites. Al Seeb Developers gave a later date when it launched the tower in November 2024: completion on 31 March 2027 (Khaleej Times, 12 November 2024). Portals including Provident Estate and JRE still show Q1 2027.

The two dates are three months apart, and the building was 56.18% complete at the last DLD inspection on 19 August 2026. That leaves about 44 percentage points of work for the final four months of 2026 if the registered date is to hold. No handover announcement had been published by 11 October 2026.

## Royal Regency Suites construction update

The DLD register records construction starting on 1 October 2023 and the project as active. Inspections recorded 53.61% on 22 June 2026 and 56.18% on 19 August 2026, a gain of 2.57 points in two months (DLD register via Continental Club, registry updated 7 October 2026). Continental Club calculates the pace over the past year at 1.98% a month. At that rate, its own estimate puts 100% at about 22 June 2028, well after both the DLD and developer dates. That is a projection from past inspections, not a developer date. An older figure of 42% complete still appears on JRE's undated project listing.

## Royal Regency Suites homes and sizes

Royal Regency Suites is a single residential tower that Provident Estate describes as 19 storeys, with studios and 1, 2 and 3 bedroom apartments. The DLD register lists 238 units. JRE describes the apartments as semi-furnished.

## Royal Regency Suites prices and resale

At launch in November 2024, Al Seeb Developers priced homes from AED 1.18 million to AED 4.4 million, at about AED 1,800 per sq ft, and valued the project at AED 500 million (Khaleej Times). The DLD transaction register shows 133 sales in the building, almost all bought from the developer, with a median of about AED 22,493 per square metre (Continental Club, updated 6 October 2026). Median prices by type are AED 1.37 million for a studio of about 51 square metres, AED 1.49 million for a 1 bedroom, AED 2.70 million for a 2 bedroom and AED 4.65 million for a 3 bedroom. Recent sales include studios at about AED 1.37 million to AED 1.40 million in early September 2026 and four 3 bedroom units at AED 4.65 million to AED 5.31 million on 1 October 2026. Portals now list the project as sold out from the developer (OffplanIndex, JRE).

## Royal Regency Suites payment plan

The tower was sold on a 60/40 payment plan: 60% in instalments during construction and 40% on handover (Khaleej Times; Tanami Properties). There is no post-handover plan, so the 40% balance falls due at completion, alongside the usual DLD and registration costs. JRE lists an expected service charge of about AED 18 per sq ft a year.

## Royal Regency Suites developer and delivery record

Al Seeb Developers, registered with the DLD as Alseeb Real Estate Development, is part of the Al Safeer Group (Khaleej Times). Its earlier Business Bay project, Royal Regency, a 165 apartment residential building, is listed as finished and sold out on the developer's website. Royal Regency Suites is a separate, later project and should not be confused with it in listings.

## What to check before buying at Royal Regency Suites

1. **Which completion date the SPA states.** The DLD register shows 31 December 2026 and the developer's launch material 31 March 2027.
2. **The latest DLD inspection figure**, through the DLD project status service, since the last published reading is from 19 August 2026.
3. **Funding for the 40% handover payment**, which is due in one sum with no post-handover instalments.
4. **The project name on the listing**, because the developer's older Royal Regency building in Business Bay is already complete.
