## When was Rosewater at Creek Beach handed over?

Rosewater at Creek Beach is handed over. The Dubai Land Department (DLD) project record, project number 2193, gives a handover date of 1 June 2025, and the last DLD site inspection recorded the project 100% complete on 7 November 2024. Emaar's launch schedule had set handover for Q2 2025, so the project was delivered on the date given at launch. Rosewater sits in Creek Beach, part of [Dubai Creek Harbour](/projects/dubai-creek-harbour/).

The register also carries an anticipated completion date of 31 March 2023. That date passed more than a year before the 100% inspection. Sources differ on when building work ended: Propsearch says March 2023, while DXBinteract dates completion to November 2024.

Building 1, Building 2 and Building 3 are one registration with one date. There is no separate handover date for Building 2.

## Rosewater at Creek Beach construction update

Construction is complete. The DLD register records a start on 1 April 2020 and a final inspection at 100% on 7 November 2024, with the project status shown as ready (Continental Club, registry updated 4 October 2026). Units are registered as ready property in 2026 transactions.

## Rosewater at Creek Beach homes and sizes

Rosewater has 211 homes in three mid-rise buildings around a shared plaza. Building 1 has a ground floor, mezzanine and 10 floors, Building 2 a ground floor, mezzanine and 11 floors, and Building 3 a ground floor, mezzanine and seven floors. Continental Club's breakdown gives 74 units in Building 1, 84 in Building 2 and 52 in Building 3.

## Rosewater at Creek Beach prices and resale

Emaar launched Rosewater on 18 October 2019 (DLD launch date, via Dubricks). Launch prices started from about AED 1 million according to Propsearch; other listings give AED 1.16 million to AED 1.25 million. The project is sold out.

The DLD has recorded 317 sales since 2022, 22% of them resales (Continental Club, October 2026). Median prices paid are AED 1.32 million for a 1 bedroom of about 720 sq ft, AED 2.24 million for a 2 bedroom of about 1,090 sq ft and AED 3.54 million for a 3 bedroom of about 1,775 sq ft. Continental Club calculates the price per square metre rose 6% over the past year.

In Building 2, ready resales between January and April 2026 ranged from AED 1.6 million to AED 1.715 million for 1 bedrooms, AED 2.38 million to AED 3.23 million for 2 bedrooms, and AED 3.6 million to AED 4.45 million for 3 bedrooms (DXBOffPlan, DLD data). In August 2026, 2 bedroom units in Building 1 and Building 3 sold for AED 2.3 million each, and a 3 bedroom in Building 1 sold for AED 4.75 million on 21 July 2026 (Propsearch).

Rents registered between August and October 2026 ran from AED 85,000 to AED 105,000 a year for 1 bedrooms and AED 125,000 to AED 185,000 for 2 bedrooms. Continental Club puts the gross yield at 6.0%.

## Rosewater at Creek Beach payment plan

At launch, Rosewater was sold on 10% at booking, 60% during construction and 30% on handover (Property Finder; Habico Properties). The 30% handover payment fell due around the June 2025 handover. The project is sold out, so this plan no longer applies to new buyers.

## Rosewater at Creek Beach developer and delivery record

Emaar developed Rosewater through Dubai Creek Harbour LLC, the master developer registered on the DLD record. Rosewater followed Grove, an earlier Emaar release at Creek Beach (Dubricks), and was delivered on the Q2 2025 date given at launch.

## What to check before buying at Rosewater at Creek Beach

1. **Which building the unit is in.** Building heights run from seven to eleven floors above the mezzanine, which affects views and floor level.
2. **The title deed**, since Rosewater is complete and any purchase is a resale of a ready unit.
3. **The service charge statement for the unit**, which is not published in the DLD sales data.
4. **The price per square foot against recent sales in the same building**, since 2026 sale prices for similar 2 bedrooms ranged by more than AED 800,000.
