## When will Rose Gardens be handed over?

Rose Gardens is not one site. Roz Real Estate Development is building three separate apartment buildings under the name: Rose Gardens 1 in Jumeirah Garden City (Al Satwa), Rose Gardens 2 in JVC and Rose Gardens 3 in Arjan. Each is its own DLD project with its own date.

All three registered completion dates have now passed. The DLD project register holds 2 May 2026 for Rose Gardens 3, 23 July 2026 for Rose Gardens 1 and 30 August 2026 for Rose Gardens 2. None of the buildings is complete, and the register had not been given new dates by its 8 October 2026 update (Continental Club). Marketing dates have moved too. Listings for Rose Gardens 3 have said September 2026, Q4 2026 and Q2 2027, and Rose Gardens 2 is now quoted for Q4 2026 or Q2 2027 against an original promise of Q3 2026 (Data Habibi; Property Finder).

## Rose Gardens construction update

- **Rose Gardens 3, Arjan:** 75.75% at the DLD inspection on 5 June 2026, up 13.1 points from 23 March 2026. It is a basement, ground, seven floor and roof building with shops on the ground floor. Construction started on 17 September 2024.
- **Rose Gardens 1, Jumeirah Garden City:** 43.1% on 24 September 2026, up 15.28 points from 8 June 2026. Continental Club's projection from the past year's pace, about 3% a month, puts 100% on 23 April 2028.
- **Rose Gardens 2, JVC:** 31.76% on 4 June 2026, up 17.76 points from 4 February 2026. It is a basement, ground, four floor and roof building, started on 11 February 2025.

Rose Gardens 1 sizes are from the DLD unit register via Continental Club. Rose Gardens 2 and 3 sizes are from registered DLD sales (Mitchell's, October 2026).

## Rose Gardens prices and resale

Rose Gardens 1, the building closest to Sheikh Zayed Road, sells at the highest prices of the three. Continental Club counts 58 DLD sales since 2024, with medians of AED 818,218 for a studio, AED 1,475,620 for a 1 bedroom and AED 2,346,120 for a 2 bedroom. The latest, on 12 August 2026, were two 1 bedrooms of 906 and 942 sq ft at AED 2,007,482 each.

Rose Gardens 2 launched from AED 725,000 when sales opened on 11 February 2025 (Property Finder). Studios registered at AED 553,668 in late 2025 and 1 bedrooms at AED 968,197 to AED 1,167,000 in 2026, for a median of AED 1,269 per sq ft across 19 sales (Mitchell's).

Rose Gardens 3 sold at a median of AED 999,214 for 1 bedrooms and AED 1,954,512 for 2 bedrooms across 29 sales (Continental Club). Almost all registered sales across the three buildings are first sales from the developer, not resales.

## Rose Gardens payment plan

Each building was sold on its own plan:

- **Rose Gardens 1:** 10% down payment, 40% during construction and 50% on handover (Continental Club). Some listings show 10%, 50% and 40%.
- **Rose Gardens 2:** 20% on booking, 40% during construction and 40% on handover (Property Finder; Data Habibi).
- **Rose Gardens 3:** the developer's brochure shows a 40/60 plan, with 20% and the 4% DLD fee at purchase, then four 5% instalments at 2, 4, 6 and 8 months, and 60% on 100% construction. Later listings advertise 10% down, 10% after a month, 40% during construction and 40% on handover.

Because every building is past its registered date, the large handover payment of 40% to 60% is now waiting on completion.

## Rose Gardens developer and delivery record

Continental Club describes Roz Real Estate Development as founded in 2024. The DLD register files Rose Gardens 1 and 2 under Cavara Real Estate Development and Rose Gardens 3 under Roz Real Estate Development, with escrow accounts at Emirates NBD. No Rose Gardens building had been completed by October 2026, so the developer has no finished project in these sources to judge it by.

## What to check before buying at Rose Gardens

1. **Which Rose Gardens building the unit is in.** The three sit in different communities, at different prices and with different dates.
2. **The completion date and grace period in the SPA**, since every registered date has passed.
3. **The DLD project number**, 3506 for Rose Gardens 1, 3624 for Rose Gardens 2 and 3588 for Rose Gardens 3, in DLD's project status enquiry.
4. **How much is due at handover**, which is 40% to 60% depending on the building and plan.
