## When will Samana Rome be handed over?

The DLD project register gives Samana Rome a registered completion date of 31 December 2027. Property Finder lists Samana's handover as Q4 2027, the same date shown since sales opened on 1 January 2025. The building appears in the register as "Rome By Sd", DLD project 3218, registered under Samana Star Real Estate Development with its escrow account at Commercial Bank of Dubai.

The register places the building in Majan, within the Wadi Al Safa 3 district of Dubailand. Property Finder, Bayut and Driven Properties market it as MBR City District 11, so the location label differs between the register and the portals.

## Samana Rome construction update

The register records construction starting on 1 January 2025. Property Finder reported 9% progress on 21 October 2025. DLD inspections then recorded about 29% on 4 June 2026 and 38.71% on 16 September 2026, a gain of 9.68 points in just over three months (DLD project register via Continental Club). The building is basement, ground, five floors and roof. To finish by 31 December 2027, the remaining 61.29 points need about 4 points a month, faster than the roughly 3 points a month recorded between June and September 2026.

A second Samana building in Majan, registered as "Rome 2 By Sd" (DLD project 3329, also 42 units), was 32.85% complete on 16 September 2026 with a registered completion date of 30 June 2027.

Bayut states that each apartment has a private swimming pool. Property Finder lists sizes of 941 to 1,237 sq ft for 1 bedrooms and 1,180 to 1,344 sq ft for 2 bedrooms, close to the DLD figures.

## Samana Rome prices and resale

Continental Club's copy of the DLD transaction register, updated 3 October 2026, shows 36 sales, one of them a resale. The median is AED 19,056 per square metre, about AED 1,770 per sq ft.

- Latest sale: a 2 bedroom of 112.4 square metres for AED 1,600,000 on 23 September 2026

Property Finder records a 2 bedroom of 1,165 sq ft at AED 2,158,762 on 22 July 2026 and a 1 bedroom of 1,220 sq ft at AED 1,809,684 on 28 June 2026. Continental Club calculates the median price per square metre 19% lower over the last 12 months than the 12 months before, while the wider district rose 3%. Some registered sales sit well below the AED 2.1 million launch figure, which Property Finder now marks as sold out.

## Samana Rome payment plan

Sources describe the plan differently. Bayut lists a 50/50 plan: 15% down payment, 5% in month 4, 10% each in months 8, 15 and 21, and 50% on handover. Bayut also lists a non post-dated cheque version starting with 20% down. Property Finder shows a 75/25 split in its summary and a 10/30/10/50 plan, with 50% after handover, in its FAQ. The SPA for each unit sets which plan applies.

## Samana Rome developer and delivery record

Samana Developers handed over Samana Santorini in Dubai Studio City in April 2026 and said it had delivered more than 1,300 units (Business Today Middle East, 16 April 2026). It sells many small private pool buildings across Dubailand, including [Samana Ibiza](/projects/samana-ibiza/) and [Samana Park Meadows](/projects/samana-park-meadows/) in DLRC. Samana Rome is one of its smaller projects, at 42 units over five floors.

## What to check before buying at Samana Rome

1. **Which plan the SPA uses**, since 50/50, 75/25 and post-handover versions are all quoted for the same building.
2. **Whether the unit is in Rome or Rome 2.** The two Majan buildings have different registered dates: 31 December 2027 and 30 June 2027.
3. **Recent DLD prices for the same layout**, since registered sales have ranged widely and the 12 month median has fallen.
4. **The completion date and grace period in the SPA**, compared with the registered 31 December 2027.
