## When will Rivo by Grovy be handed over?

Grovy Developers has kept to one target since launch: Q4 2027. The Dubai Land Department (DLD) project register lists Rivo by Grovy as project number 4004, with a completion date of 31 December 2027 (via Continental Club, register updated 5 October 2026). That is the last day of Grovy's quarter, so the developer date and the register date agree.

Portals differ slightly. Property Finder gives 1 September 2027. OffplanIndex and Impala Real Estate show Q3 2027. Neither the developer nor the register has published a date that early.

## Rivo by Grovy construction update

The last DLD inspection, on 6 August 2026, recorded 7.03% complete. The one before, on 30 March 2026, recorded 6.60%, so the building moved 0.43 points in just over four months (DLD register via Continental Club). That period covered piling and shoring, not the main structure.

Grovy held a groundbreaking on site on 14 November 2025. On 7 April 2026 it said enabling works were in their final phase, and that Al Ishrak Contracting had been appointed main contractor, due to mobilise that month (Zawya). The DLD register gives a construction start of 1 August 2025, earlier than the groundbreaking. Escrow is held at Mashreq Bank.

## Rivo by Grovy homes and sizes

Rivo is one building of a basement, ground floor and 11 residential floors (DLD register). Propsearch describes it as 12 storeys. Grovy lists 14 studios, 69 one bedroom, 30 two bedroom, 14 three bedroom and 6 four bedroom apartments, 133 in all, with a rooftop infinity pool, gym and clubhouse.

## Rivo by Grovy prices and resale

Grovy's launch release of 19 November 2025 gave studio prices from AED 690,000 and said bookings for half the units had come in since early November. Property Finder and Continental Club list a starting price of AED 650,000. Impala Real Estate's live list on 8 October 2026 ran from AED 865,000 to AED 3,555,000 for the units still on offer.

The DLD register shows 82 sales up to August 2026, all bought from the developer. Medians by type (via Continental Club):

- Studio, about 420 sq ft: AED 680,000 (6 sales).
- 1 bedroom, about 786 sq ft: AED 995,000 (55 sales).
- 2 bedroom, about 1,270 sq ft: AED 1.49 million (14 sales).
- 3 bedroom, about 1,755 sq ft: AED 1.92 million (7 sales).

The overall median was AED 13,205 per square metre, about AED 1,227 per sq ft. No resales had been registered.

## Rivo by Grovy payment plan

The plan listed by Property Junction and Continental Club is 60/40 with a post-handover stage:

1. 10% on booking, and a further 10% within 30 days.
2. Four instalments of 5%, at about 30%, 50%, 70% and 90% construction.
3. 20% on handover.
4. 40% after handover, at 1% a month for 40 months.

Impala Real Estate also lists a 10/40/50 plan with half the price due on handover. Property Finder shows 20/40/40. Impala lists a service charge of AED 13 per sq ft (checked 8 October 2026).

## Rivo by Grovy developer and delivery record

Grovy Developers started in India in 1985 and entered the UAE in 2015. In Dubai it has completed three buildings in Jumeirah Village Circle: Alcove, Aria and Aura (Grovy, Zawya, 7 April 2026). Rivo is its first project in DLRC. The developer has not published a construction percentage of its own since the April 2026 update.

## What to check before buying at Rivo by Grovy

1. **The plan in the SPA.** The 60/40 plan leaves 40% to pay after handover; the 10/40/50 plan puts half the price on handover day.
2. **Progress after the main contractor started.** Only 0.43 points were added between March and August 2026, so the next DLD inspection will show whether the structure is rising.
3. **The unit size against the price.** One bedrooms range from 756 to 896 sq ft, and registered 1 bedroom prices ran from AED 910,000 to AED 1.09 million in July and August 2026.
