## When will the REEF buildings be handed over?

REEF Luxury Developments has five numbered buildings in the DLD project register, each with its own date. The first, REEF 1000 in Dubailand Residence Complex (DLRC), has a registered completion date of 30 December 2026, and the developer gives Q4 2026. A DLD inspection on 5 October 2026 recorded it 67.22% complete, up from 50% on 14 July 2026 (Continental Club, 10 October 2026).

That is a gain of 17.22 points in about 12 weeks. At that pace, the remaining 33 points would take a little over five months, which points to about March 2027, a few months after the registered date. The other buildings are at an earlier stage: REEF 999 in Al Furjan is due 30 June 2027 and was 13.21% built in August 2026, while REEF 998, REEF 996 and REEF 995 are registered for June to November 2028.

REEF 1000 started construction on 1 November 2024 and moved from 23.06% in February 2026 to 30.76% in April, 50% in July and 67.22% in October. REEF 999, two buildings of a ground floor, podium, 12 floors and a roof, started on 1 April 2025. REEF 995 was registered with DLD on 15 September 2026 and has no published market name or sales page yet. A sixth building, REEF 997 on Dubai Islands with 63 homes due Q1 2028, appears on the developer's site but is not among these register records.

## REEF homes and sizes

REEF 1000 has 125 homes according to the developer and 126 units in the DLD register, in a building of a ground floor, podium, six floors and a roof.

REEF 1000 sizes are from the developer's site; REEF 998 sizes are from its 2025 fact sheet. REEF 998 has 323 homes according to the developer and 339 units in the DLD register. REEF 996 offers studios to 3 bedroom apartments across 505 units. Every REEF building carries the developer's patented outdoor-cooled sunken balcony.

## REEF prices and resale

**REEF 1000.** DLD registered sales give medians of AED 620,620 for studios of about 431 sq ft (43 sales), AED 1,249,580 for 1 bedrooms of about 829 sq ft (35 sales) and AED 1,783,347 for 2 bedrooms of about 1,249 sq ft (23 sales) (Continental Club, to 6 October 2026). Recent sales include a 1 bedroom at AED 1,404,749 on 29 September 2026 and a 2 bedroom at AED 2,116,275 on 12 August 2026. Continental Club counts about 1% of sales as resales and records a 1% rise in the price per square metre over the past year.

**REEF 998.** Launched in early July 2025 as an AED 450 million project, with prices from AED 759,441 for a studio, AED 1,049,572 for a 1 bedroom, AED 1,564,693 for a 2 bedroom and AED 2,048,804 for a 3 bedroom (fact sheet; Construction Week, 2 July 2025). The project's sales site now quotes from AED 696,000. DLD sales in the 12 months to August 2026 had a median of AED 1.05 million, or AED 1,558 per sq ft (Dubai Data).

**REEF 999.** Continental Club lists prices from AED 1.2 million.

## REEF payment plan

- **REEF 1000 and REEF 999:** 60/40, with 20% down payment, 40% during construction and 40% on handover (Continental Club).
- **REEF 998, 3 year plan:** 20% on booking, 50% during construction at 1% a month, 30% on handover.
- **REEF 998, 5.5 year plan:** 20% on booking, 50% during construction, 30% after handover.

The REEF 998 sales site says REEF 999 and REEF 1000 have sold out.

## REEF developer and delivery record

REEF Luxury Developments was established in 2024 and lists five projects launched. None of its buildings has been handed over yet, so REEF 1000 will be its first delivery. Its progress so far has been steady, with gains of 7.7 to 19.2 points between each of its 2026 inspections.

## What to check before buying at REEF

1. **Which building the unit is in.** Dates run from December 2026 to November 2028, and the buildings are in three different areas.
2. **The completion date and grace period in the SPA** for that building.
3. **The plan on REEF 998**, since the 3 year and 5.5 year plans place the last 30% on different dates.
4. **The price paid for REEF 1000 resales** against the AED 620,620 studio median and AED 1,249,580 1 bedroom median from developer sales.
