## When will Raw District 2 by Imtiaz be handed over?

The Dubai Land Department (DLD) register gives Raw District 2 by Imtiaz a registered completion date of 1 December 2029. Broker launch material, including Inside Realty's brochure, gives Q2 2029, and Continental Club records the developer's date as Q4 2029, so sources differ by up to two quarters. The register lists the project as "Raw District 2 By Imtiaz", project number 4526.

Construction has not started. The only DLD inspection, on 8 July 2026, recorded 0%, and the register sets the construction start for 1 December 2026.

## Raw District 2 by Imtiaz construction update

The site was at 0% when DLD inspectors visited on 8 July 2026, and the registered construction start date is 1 December 2026, about 36 months before the registered completion date (Continental Club, registry updated 6 October 2026). The register records a total area of 56,290 square metres.

The project sits beside the first Raw District building on Sheikh Zayed Road. Both share Flame Tree Park, an 80,000 sq ft park that links them to Jebel Ali Metro Station, about five minutes away on foot (Inside Realty).

The register counts 741 units: furnished apartments, plus offices and shops recorded as other units.

## Raw District 2 by Imtiaz prices and resale

Imtiaz valued the project at AED 1.5 billion and says it sold out on launch day. The DLD had registered 317 sales by early October 2026, all from the developer, at a median AED 19,591 per square metre, about AED 1,820 per sq ft (Continental Club).

## Raw District 2 by Imtiaz payment plan

Two plans were offered at launch (OffplanIndex; Mira International):

The 4% DLD fee and an admin fee are paid with the booking amount. On a studio at the AED 666,000 launch price, the 50/50 plan needs AED 133,200 at booking and AED 333,000 on handover.

## Raw District 2 by Imtiaz developer and delivery record

Imtiaz Developments describes itself as founded in 2014, with more than 50 active projects and over 5,000 homes delivered (Imtiaz, July 2026). The first Raw District, valued at about AED 2 billion, also sold out on launch day, about five weeks earlier (Cresco Real Estate). ## What to check before buying at Raw District 2 by Imtiaz

1. **Which handover date the SPA states**: Q2 2029, Q4 2029 or the DLD's 1 December 2029.
2. **Whether the unit is in Raw District 2 (DLD project 4526)** or the first Raw District next door, which is a separate project.
3. **The plan type on a resale**, since the 60/40 plan leaves 40% to be paid over three years after handover.
4. **Whether construction started on 1 December 2026** as registered, through the next DLD inspection figure.
