## When will Q Gardens Aliya be handed over?

The Dubai Land Department (DLD) project register gives Q Gardens Aliya a completion date of 30 June 2027 (Continental Club, registry updated 7 October 2026). Continental Club also records the developer's own handover as Q2 2027. Property Finder shows a later date, Q4 2027, with 1 December 2027 in its project timeline, and fäm Properties still carries an older 30 November 2026 date.

The building is a long way from finished. The DLD inspection on 5 July 2026 put it at 7.7% complete. To meet 30 June 2027, more than 92% of the work would need to be done in under twelve months.

## Q Gardens Aliya construction update

The project is registered with DLD as project number 3290, with its escrow account at ADIB. Construction started on 1 October 2024. DLD inspections since then show fast early work and then a long pause:

- 18 September 2024: 0%
- 15 May 2025: 6.59%
- 23 December 2025: 7.64%
- 5 July 2026: 7.70%

Progress moved by 0.06 points in the six months to July 2026. For comparison, Continental Club puts the median pace across 1,175 completed Dubai projects at 2.48% a month.

## Q Gardens Aliya homes and sizes

Q Gardens Aliya is a single building with 278 units on the DLD register, made up of studios and 1 bedroom apartments, plus shops on the ground floor. The DLD register name and the market name are the same, "Q Gardens Aliya".

Sizes are the published layouts on Property Finder and Continental Club. Median prices are from DLD transactions via Continental Club (October 2026), where registered sizes run slightly below the brochure sizes.

## Q Gardens Aliya prices and resale

Sources quote very different starting prices. Continental Club shows a developer figure of AED 750,000. fäm Properties shows AED 883,805. Property Finder's header shows AED 1.8 million for a 1 bedroom, which does not match registered sales.

DLD data is more reliable. Continental Club counts 79 registered sales, 3% of them resales. The median is AED 12,365 per square metre, about AED 1,149 per sq ft. The two most recent sales were a studio of 38.0 square metres for AED 548,485 on 3 July 2026 and a 1 bedroom of 75.4 square metres (812 sq ft) for AED 805,016 on 13 August 2026. That August sale works out at about AED 991 per sq ft.

The building has no RERA approved service charge yet. The 2026 median for completed buildings in JVC District 12 is AED 15.94 per sq ft a year (Continental Club).

## Q Gardens Aliya payment plan

Continental Club lists 20% on booking, 45% during construction and 35% on handover. Property Finder shows that split in its FAQ, but its payment section lists a different plan: 20% at launch, 40% during construction, 1% on handover and 39% after handover. fäm Properties shows 10% first, 45% during construction and 35% on handover, which adds up to 90%. The 4% DLD fee is extra. Buyers rely on the schedule in the SPA.

## Q Gardens Aliya developer and delivery record

The developer is AYS Developers, registered with DLD as A Y S Property Development. Metropolitan lists the company as founded in 2003 and shows two current off-plan projects, Q Gardens Aliya and Tivanno at Dubai Islands. Q Gardens Aliya sales started on 1 October 2024 (Property Finder), and about 79 units had registered sales by October 2026.

## What to check before buying at Q Gardens Aliya

1. **The SPA completion date and grace period.** The register says 30 June 2027 but progress was 7.7% in July 2026, so the contract terms on delay matter more than the marketing date.
2. **The next DLD inspection.** A new inspection after 5 July 2026 will show whether work has restarted after the pause since December 2025.
3. **Which payment plan the unit was sold on.** Three versions are in circulation, including one with 39% due after handover.
4. **Resale price against DLD sales.** Registered 1 bedroom sales run well below the AED 1.8 million figure on Property Finder.
