## When will Pristine by Zoya be handed over?

The Dubai Land Department (DLD) register gives Pristine by Zoya a completion date of 1 January 2027. Zoya Developments has marketed the building for handover in Q1 2027 since sales opened in September 2024, and Property Finder lists delivery in January 2027. The register lists the project as Pristine By Zoya, DLD project number 3069.

At the DLD inspection on 20 August 2026, the building was 58.39% complete. That left about 42% of the work to do in just over four months before the registered date. A finish within Q1 2027 would need the fastest progress the site has shown so far, so a later handover than 1 January 2027 is possible.

## Pristine by Zoya construction update

The register records construction starting on 1 September 2024. Property Finder's construction tracker showed 21.55% on 22 January 2026. The DLD inspection on 20 August 2026 recorded 58.39%, a rise of about 37 points in seven months (Mitchells, register as at 4 October 2026).

The DLD filing describes a retail and residential building of ground floor, two podium levels, six residential floors and a roof level. It sits in the Jabal Ali First district of Al Furjan in the register. The escrow account is held at Emirates Islamic Bank.

## Pristine by Zoya homes and sizes

The register lists 73 units. Zoya's sales brochure counts 67 apartments: 40 one bedrooms, 20 two bedrooms and 7 three bedrooms, with retail on the ground floor, which may explain part of the gap. Published sizes run from 768 to 3,052 sq ft (Proprain).

Launch prices are from Property Finder and Palmera. Registered sales are DLD records from April 2025 to September 2026, via Mitchells. Property Finder lists 1 bedrooms at 768 to 853 sq ft.

## Pristine by Zoya prices and resale

Prices started from AED 960,000 for a 1 bedroom at launch in September 2024. Mitchells counts 32 apartment sales registered between 28 April 2025 and 4 September 2026, with a median of AED 1.18 million, or AED 1,330 per sq ft, for a median size of 836 sq ft. That is 21.7% below the median for off-plan sales across the wider Jabal Ali First district, though the two figures cover different mixes of homes.

Agents were still listing units in late 2026, including a 1,358 sq ft 2 bedroom at AED 2.1 million (Lavinia Properties) and a 3,052 sq ft 3 bedroom at AED 2.92 million (JRE). These are asking prices, not registered sales.

## Pristine by Zoya payment plan

Zoya's brochure sets out a 60/40 plan with three years of payments after handover:

1. 20% on booking, plus the 4% DLD fee and an AED 2,500 admin charge.
2. 5% at 6 months, 10% at 12 months, 5% at 18 months and 10% at 24 months from booking.
3. 10% on handover.
4. 40% after handover: 1% a month for 36 months, with an extra 5% in month 18.

Because 40% falls due after handover, the handover date also sets when the post-handover instalments start.

## Pristine by Zoya developer and delivery record

Zoya Developments sells through the DLD entity Zoya One Real Estate Developments. Its Pristine brochure claims 14 years of development experience. Continental Club lists seven Zoya projects in Dubai, including Nuve, Elanora and Miorah, with Linor and Calisi in Dubai South marked under construction. Pristine has the earliest registered completion date of the group, so it will be the first test of Zoya's delivery in Dubai.

## What to check before buying at Pristine by Zoya

1. **The completion date in the SPA.** The register says 1 January 2027 and marketing says Q1 2027; the progress figure suggests extra time may be needed.
2. **The post-handover schedule.** A resale buyer takes on the remaining 40% plan, so the instalments still owed matter as much as the price.
3. **The next DLD inspection.** The jump from 21.55% in January to 58.39% in August 2026 shows the pace to watch.
4. **Registered prices for the same layout**, since asking prices of AED 2.1 million for a 2 bedroom sit well above the registered median.
