Peninsula Dubai Residences by H&H in Jumeirah 2: both towers have a DLD registered completion date of 8 January 2029, were about 6% built in August and September 2026, and sell at about AED 7,200 to 7,800 per sq ft on a 50/50 plan.

## When will Peninsula Dubai Residences be handed over?

The Dubai Land Department (DLD) register holds a completion date of 8 January 2029 for both buildings, registered as Peninsula Dubai Residences - Tower 1 and Peninsula Dubai Residences - Tower 2. H&H targets Q1 2029, and Property Finder and Propsearch both show January 2029. One broker page, FOGO, shows Q2 2029.

Construction was registered as starting on 3 March 2025. The latest DLD inspections recorded Tower 1 at 5.6% on 10 September 2026 and Tower 2 at 6% on 13 August 2026, with a little over two years left to the registered date.

## Peninsula Dubai Residences construction update

Both towers added about 2 percentage points between the spring and late summer 2026 inspections. Tower 1 moved from 3.56% on 4 June to 5.6% on 10 September 2026. Tower 2 moved from 3.95% on 7 May to 6% on 13 August 2026. Both escrow accounts are with Emirates NBD, under DLD projects 3396 and 3548. The DLD values the project at AED 700 million, an estimate submitted before construction (Propsearch).

RSHP designed the scheme as interconnected towers with terraces and bridges around a new marina, with a hotel at the centre (Dezeen, 22 April 2025). Interiors are by 1508 London (Sotheby's).

The DLD register lists 177 units, 75 in Tower 1 and 102 in Tower 2.

## Peninsula Dubai Residences prices and resale

Property Finder gives a launch price from AED 7 million for Tower 1. DLD records 62 sales in Tower 1 and 89 in Tower 2 since 2025, almost all from the developer. Median prices are about AED 7,175 per sq ft in Tower 1 and AED 7,763 per sq ft in Tower 2 (Continental Club).

Recent sales include a 1 bedroom of 1,109 sq ft in Tower 1 at AED 7.3 million on 4 May 2026, a 4 bedroom in Tower 2 at AED 45 million on 19 June 2026, and a 3 bedroom in Tower 2 at AED 34.3 million on 26 August 2026. The largest sale, a 5 bedroom of 21,812 sq ft in Tower 2, was AED 210 million on 5 February 2026 (Propsearch).

## Peninsula Dubai Residences payment plan

The published plan is 50/50 (Property Finder, Elevation):

1. 10% on booking, plus the 4% DLD fee.
2. 40% during construction.
3. 50% on handover, at 100% completion.

## Peninsula Dubai Residences developer and delivery record

H&H Development, founded in 2007, is developing the wider Dubai Peninsula for its owner Bright Start. H&H launched Dubai Peninsula as a whole in December 2025, with Aman and Rosewood hotels and residences at either end (Zawya, 5 December 2025). H&H's earlier Dubai homes carry the Eden House name, and most of its current schemes are still under construction, so its record against launch dates is limited.

## What to check before buying at Peninsula Dubai Residences

1. **Which tower the unit is in.** Both are registered for 8 January 2029, but each has its own DLD project number and inspection dates.
2. **The completion date and grace period in the SPA**, since 50% of the price is due on handover.
3. **The right project.** Peninsula Dubai Residences in Jumeirah 2 is a different scheme from The Peninsula by Select Group in Business Bay, and some listings mix the two.
4. **Progress at the next inspections.** About 94% of the work remained in each tower at the latest readings.
