## When will Pelagos by IGO be handed over?

The Dubai Land Department (DLD) register gives Pelagos by IGO a completion date of 31 March 2026. That matches what IGO promised at launch on 12 November 2024, when it said the tower was scheduled for completion in the first quarter of 2026 (Dubai Property Guide). The date has now passed by more than six months.

At the last DLD inspection, on 30 April 2026, the tower was 84.23% complete. The register still showed the project as active and under construction on 27 September 2026 (Mitchells), and the completion date had not been updated by 7 October 2026 (Continental Club). A sales site for the project, pelagos-by-igo.ae, shows 95% complete and a Q3 2026 handover, but the figure is undated and is not a DLD inspection. No handover announcement from IGO had been found by 11 October 2026.

## Pelagos by IGO construction update

The register, which lists the project as PELaGOS By IGO, records construction starting on 1 December 2024. The building was already well advanced when sales began: the DLD recorded 69.88% on 18 March 2025, about four months after launch. Progress then slowed, reaching about 80.4% by 19 January 2026 and 84.23% on 30 April 2026.

At the pace recorded over the past year, about 1.84 points a month, Continental Club estimates 100% would be reached around 15 January 2027. That is an estimate, not a developer date. IGO posted on 4 May 2026 that Pelagos was "taking its final shape". The escrow bank is First Abu Dhabi Bank and the DLD project number is 3246.

## Pelagos by IGO homes and sizes

The registered building has five basement levels, a ground floor, two podium levels, an amenity floor, 32 residential floors, a mechanical floor and a roof. IGO launched it with 288 residences; the DLD register lists 296 units.

Unit counts and sizes are from the DLD register via Continental Club. The sales site lists 633 sq ft as the smallest 1 bedroom and says each floor has no more than nine homes.

## Pelagos by IGO prices and resale

Prices started from AED 1.2 million at launch (Continental Club). The DLD has recorded 277 sales since 2024, almost all from the developer, at a median of AED 29,859 per square metre, about AED 2,774 per sq ft, up 7% over the past year (Continental Club). Medians were about AED 1.38 million for a studio of around 450 sq ft, AED 2.10 million for a 1 bedroom of around 775 sq ft and AED 3.48 million for a 2 bedroom of around 1,530 sq ft.

Recent registered sales include a studio of 461 sq ft at AED 1.5 million on 31 August 2026 and a 2 bedroom of 1,491 sq ft at AED 3.3 million on 11 June 2026. The project's sales site quotes studios from AED 1.6 million and 2 bedrooms from AED 4.1 million.

## Pelagos by IGO payment plan

At launch, IGO offered two 50/50 plans (Dubai Property Guide; IGO sales presentation). The first paid 50% across the SPA signing and instalments on 1 March, 1 July and 1 November 2025, with the other 50% split between handover and payments every three months for 18 months after handover. The second paid 50% during construction and 50% on handover or 100% completion, with the 4% DLD registration fee waived. The project's sales site now shows only a 100% payment on signing the SPA, plus the 4% DLD fee and an AED 5,250 admin fee.

## Pelagos by IGO developer and delivery record

Invest Group Overseas was founded in 2004 and is described as the international arm of MAG Group. Its Dubai portfolio includes IGO 101 in Jumeirah Lake Towers and Polo Townhouses in Meydan (Continental Club). The DLD register lists the developer of Pelagos as Digo Real Estate Development, a branch of Invest Group Overseas.

## What to check before buying at Pelagos by IGO

1. **The SPA completion date and grace period.** The registered 31 March 2026 has passed, so the grace period decides what remedies apply.
2. **The building completion certificate.** Handover can only begin after it is issued, and none had been reported by 11 October 2026.
3. **Post-handover instalments**, for buyers on the 18 month plan, since their schedule starts from the actual handover date.
