## When will Peace Avenue by Peace Homes be handed over?

The Dubai Land Department (DLD) project register, listed under the name "Peace Avenue By Peace Homes", holds a registered completion date of 31 January 2029. Continental Club and Mitchell's both show this date from the register as it stood on 4 and 5 October 2026.

Marketing pages give an earlier date. Peace Homes Development's own project page says "Handover Q4 2027", and Property Finder lists an expected completion of December 2027. Alnair's report on the launch, dated 16 March 2026, already gave Q1 2029. Some broker pages show Q2 2028. The SPA for each unit sets the date that binds the developer.

## Peace Avenue by Peace Homes construction update

A DLD inspection on 3 September 2026 recorded the tower at 3.52% complete. The previous inspection, on 14 October 2025, recorded no progress, and the register gives a construction start date of 1 January 2026. The project's escrow account is held at Bank of Sharjah under DLD project number 4146.

At 3.52% after about eight months on site, almost all of the structure is still to be built. The registered completion date allows 29 months from that inspection to finish.

## Peace Avenue by Peace Homes homes and sizes

Broker pages describe a single tower on Sheikh Zayed Road with 259 homes and 7 ground floor shops, and a jacuzzi in every apartment. Sources disagree on the height: Metropolitan and OPR give 14 storeys, Property Finder 18. The DLD register lists 266 units in total.

## Peace Avenue by Peace Homes prices and resale

Peace Homes launched the tower at an event on 16 March 2026. Studios were priced from AED 695,000 at launch (Property Finder; Alnair). Metropolitan lists plan prices from AED 775,000 for studios, AED 1,323,652 for 1 bedrooms and AED 1,704,011 for 2 bedrooms, with a separate cash offer from AED 550,000 for studios (accessed 11 October 2026). Property Finder now marks the project as sold out.

DLD-registered sales come in below the launch list price. Continental Club's median for studios is AED 499,999 for about 440 sq ft (59 deals), roughly AED 1,133 per sq ft, and AED 825,000 for 1 bedrooms (10 deals), using transactions to 4 October 2026. Recent sales include a studio at AED 475,000 on 25 September 2026 and a 1 bedroom of 702 sq ft at AED 930,000 on 1 October 2026. Sources count between 32 (Mitchell's) and 75 (Continental Club) registered sales, and resales are still rare.

## Peace Avenue by Peace Homes payment plan

The plan is 20% on booking, 40% during construction and 40% on handover (Property Finder; Continental Club). On a AED 695,000 studio that is AED 139,000 at booking, AED 278,000 across construction and AED 278,000 at handover, plus the 4% DLD fee. With 40% due at handover, the move from Q4 2027 to a registered 31 January 2029 also moves the timing of the largest single payment.

## Peace Avenue by Peace Homes developer and delivery record

Peace Homes Development lists nine projects on its website, including Sky Suites, Sky Livings, Sky Vista and Sky Harmony in JVC, Peace Lagoons I and II and Sky Line in Dubailand Residence Complex, and Natuzzi Harmony Residences on Dubai Islands. Data Habibi records 9 active projects with 3,409 units, no completed project on DLD records, and one project past its announced handover date (accessed 11 October 2026). The developer said in its 2025 review that it had sold more than 2,100 units across its portfolio. Peace Avenue is its first project in Downtown Jebel Ali.

## What to check before buying at Peace Avenue by Peace Homes

1. **The completion date in the SPA.** Marketing still shows Q4 2027, while the DLD register holds 31 January 2029.
2. **Which price applies.** Plan prices, cash prices and DLD-registered prices for similar studios differ by more than AED 200,000.
3. **The escrow details.** Payments go to the project escrow account at Bank of Sharjah under DLD project number 4146, which can be checked on the Dubai REST app.
4. **The developer's delivery record.** Peace Homes has no completed project on DLD records yet, so its first handovers in JVC and Dubailand Residence Complex will be the first test of its schedules.
