## When will Passo by Beyond be handed over?

Beyond Developments said at launch in July 2025 that Passo by Beyond was scheduled for completion in Q3 2029 (Gulf News, 1 August 2025). The Dubai Land Department (DLD) register, where it is listed as "Passo by Beyond" on The Palm Crescent, holds a later registered completion date of 31 December 2029. Property Finder also shows December 2029.

The last published DLD inspection, on 24 March 2026, recorded 0% complete, three months after the registered construction start of 31 December 2025. Beyond's own update a week later showed the site at excavation and shoring stage.

## Passo by Beyond construction update

On 3 April 2026 Beyond reported its first construction results on LinkedIn: 88,000 cubic metres of material excavated, a 650 metre shoring wall, 131 secant pile walls completed and phase 1 of the dewatering system commissioned. Foundation piling was the next stage. Beyond described progress as on schedule.

The DLD register lists the project as under construction, project number 3886, with its escrow account at Mashreq Bank (Mitchells, register as at 4 October 2026). No DLD inspection after 24 March 2026 had been published by 11 October 2026.

## Passo by Beyond homes and sizes

Passo has two towers, Avita and Bella, each with two basement levels, a ground floor, 14 residential floors and a roof, on the West Crescent of Palm Jumeirah with about 250 metres of beach. Beyond's launch release lists 625 residences, from 1 bedroom apartments to five bedroom penthouses and six bedroom beach mansions. The DLD register lists 552 homes in the two towers plus six G+2 villas, so totals differ by source.

## Passo by Beyond prices and resale

Property Finder lists a launch price from AED 5.5 million, while broker sites quote from AED 4.1 million for a 1 bedroom. DLD-registered sales give a clearer picture: a median of AED 9.17 million and AED 6,034 per sq ft across 228 sales, with a median size of 1,442 sq ft (Mitchells, to 5 October 2026). Quarterly medians rose from AED 5,535 per sq ft over 58 sales in Q4 2025 to AED 5,745 per sq ft over 21 sales in Q3 2026. Mitchells puts the project about 8% above the Palm Jumeirah off-plan median of AED 5,589 per sq ft over the same period, without adjusting for unit mix.

## Passo by Beyond payment plan

Passo is sold on a 60/40 plan:

- 10% on booking, plus the 4% DLD fee
- 10% one month after booking
- 5% every six months, from December 2025 to June 2029 (eight instalments)
- 40% on completion

The schedule is from Offplans.com and the project's sales site. Property Finder lists it as 10/50/40. The construction instalments run on fixed dates, so 60% will have been paid by mid 2029 whatever the progress on site.

## Passo by Beyond developer and delivery record

Beyond Developments is a brand under Omniyat Group, launched in 2024. Passo is its first project outside its Dubai Maritime City masterplan, where it has sold Saria and [Orise by Beyond](/projects/orise-by-beyond/). Beyond reported Saria 10.32% complete in March 2026 with completion expected in Q1 2028 (Zawya, 24 March 2026). Beyond has not yet completed a project, so its delivery record rests on Omniyat's.

## What to check before buying at Passo by Beyond

1. **The completion date in the SPA**: Q3 2029 was the launch target, while the DLD register says 31 December 2029.
2. **Which tower the unit is in**, Avita or Bella, since DLD sales are recorded against Tower A and Tower B.
3. **The 40% completion payment**, which on the median DLD price is about AED 3.7 million.
4. **The next DLD inspection**, which should show progress once foundation piling and the basement are under way.
