## When will Parkway by Prestige One be handed over?

The DLD register gives Parkway by Prestige One a registered completion date of 31 January 2028 (project 3272, via Continental Club). Prestige One says handover is anticipated in January 2028, "as stated in the project's disclosure documents", and fäm Properties and Propsearch show the same date. Continental Club lists the handover quarter as Q1 2028.

The tower was 10.89% complete at the last DLD inspection on 17 August 2026. No change to the date has been published, but the pace so far is slow for a building due in January 2028.

## Parkway by Prestige One construction update

Construction started on 1 February 2025, according to the DLD register. Progress was 7.65% at the inspection on 12 May 2026 and 10.89% on 17 August 2026, a gain of 3.24 points in about three months (Continental Club). Propsearch names Shaanxi Construction Engineering Group as main contractor and Cosmos Piling for the foundations.

To reach 100% by 31 January 2028, the remaining 89.11 points would need about 5 points a month from August 2026, against roughly 1 point a month between May and August 2026.

## Parkway by Prestige One homes and sizes

Parkway is a single tower with a ground floor, podium floors, 32 residential floors and a rooftop, according to Continental Club. Prestige One's own page gives two different floor counts, so the exact height is unclear. The DLD register lists 274 units.

Sizes are from the DLD register via Continental Club. Registered sales on Propsearch show common layouts of about 740 to 915 sq ft for 1 bedrooms and 1,114 to 1,301 sq ft for 2 bedrooms.

## Parkway by Prestige One prices and resale

Parkway launched on 30 October 2024 with prices from AED 1.5 million (fäm Properties). Continental Club shows a developer price from AED 1,550,000 in October 2026.

The DLD register records 259 sales since 2024, almost all from the developer (Continental Club). The median is about AED 1,932 per sq ft, and the yearly median has barely moved: about AED 1,964 in 2024, AED 1,932 in 2025 and AED 1,964 in 2026 so far. By type, the medians are AED 1,550,000 for a 1 bedroom of about 743 sq ft, AED 2,239,000 for a 2 bedroom of about 1,119 sq ft and AED 3,316,291 for a 3 bedroom of about 1,733 sq ft. Recent sales include two 1,301 sq ft 2 bedrooms at AED 2,406,850 and AED 2,555,500 on 30 July 2026 (Propsearch), and a 729 sq ft 1 bedroom at AED 1.5 million on 8 October 2026 (fäm Properties).

## Parkway by Prestige One payment plan

Continental Club, Propsearch and fäm Properties give the plan as 20% on booking, 45% during construction and 35% on handover. Prestige One's own page describes an indicative plan of 30% down and 70% during construction, so the SPA schedule is the one that applies. Under the 20/45/35 plan, the handover payment on a AED 1,550,000 1 bedroom would be AED 542,500. No post-handover plan has been published.

## Parkway by Prestige One developer and delivery record

Prestige One handed over two buildings in 2026: The Residence in JVC in late March and Vista in Dubai Sports City in April, and said it had nearly 2,500 units under construction (Gulf News, 16 April 2026). Its other Meydan Horizon tower, The Waterway, was 14.73% complete on 17 August 2026 with a registered completion date of 30 June 2027 (DLD register via Continental Club). ## What to check before buying at Parkway by Prestige One

1. **The payment schedule in the SPA**, since the developer's page and the portals describe different plans.
2. **The completion date and grace period**, given 10.89% progress 17 months before 31 January 2028.
3. **Funding for the 35% handover payment**, which falls due at completion whenever it comes, including any mortgage offer for that amount.
4. **The service charge estimate**, which the DLD register does not yet publish for this building.
