## When will Palm Jebel Ali be handed over?

Nakheel has not confirmed a single completed handover at Palm Jebel Ali as of 28 September 2026. In June 2026 it said phased handovers would begin "later this year", describing the project as having moved into "active delivery mode". No handover announcement had followed by the end of September 2026.

Sources disagree on the main completion date. Nakheel's own releases describe handovers starting in late 2026 without giving a date for when all 723 villas will be finished. Real Estate Club Dubai, a market analysis site, puts full completion of that group at Q4 2028, and describes the wider island buildout as running into the 2030s.

## What is the Palm Jebel Ali payment plan?

Portals list an 80/20 plan: 20% at booking, then six to nine instalments together totalling 60% during construction, and the final 20% at handover.

As a worked example only, for a villa at the AED 18 million entry price: 20% at booking is AED 3.6 million, plus the 4% DLD registration fee of AED 720,000, for AED 4.32 million due at booking. The construction instalments total AED 10.8 million, and the final 20% at handover is AED 3.6 million.

## What do homes at Palm Jebel Ali cost?

Villas launched from about AED 18 million in September 2023, across the Beach Collection (5 to 6 bedroom, 7,500 to 8,500 sq ft) and Coral Collection (6 to 7 bedroom, 11,500 to 12,500 sq ft). Nakheel's August 2026 release of 44 beachfront villas on Frond F did not disclose prices.

## Who is the developer and what is its handover record?

Nakheel is a Dubai government owned developer that built and handed over Palm Jumeirah, its first palm island, in the 2000s. It has not published a combined homes delivered figure for its current pipeline, and no overall construction percentage for Palm Jebel Ali has been published.

## What to check before booking

1. **Which frond and villa collection** your unit sits in, since Nakheel has released contracts for different frond groups at different times with different target dates.
2. **Whether a specific handover date exists for your building**, since Nakheel has only announced a start point for phased handovers, not a date for the full villa count.
3. **The DLD project status** for your exact villa, through the Dubai Land Department's project status enquiry service.
4. **How the 4% DLD fee is billed** alongside the 80/20 instalments, and get this in writing before booking.
