## When will Palm Jebel Ali Frond P be handed over?

The Frond P handover date on the Dubai Land Department (DLD) register is 29 September 2027. Frond P is one of the villa fronds of [Palm Jebel Ali](/projects/palm-jebel-ali/), Nakheel's second palm island, and it is registered as its own project, number 2590, with 90 villas. Property Finder and fäm Properties show the same September 2027 date (accessed 6 October 2026).

Nakheel has not given a date for Frond P on its own. It said on 20 August 2026 that the first villas on the island would be handed over in phases from late 2026 and through 2027, and that the 728 villas on Fronds K to P had entered internal and external finishing. It did not say which fronds come first. By 6 October 2026 no completed handover on Frond P had been announced.

Frond P shares the earliest registered date on the island with Frond O. It is, however, the least built of Fronds K to P. Frond O was 55.70% complete at its August 2026 inspection, against 34.65% for Frond P.

## Palm Jebel Ali Frond P construction update

The DLD register records construction on Frond P starting on 13 September 2023. Progress picked up in 2026:

Between the April and August 2026 inspections, Frond P gained 7.98 points, about 2.5 points a month. To reach 100% by 29 September 2027, it would need to average about 4.7 points a month from August 2026. Nakheel's progress page puts the whole Fronds K to P group at 93.27% for substructure, 68.40% for superstructure and 18.76% for MEP work (17 June 2026).

Property Finder describes Frond P as a collection of 6 bedroom villas, and Nakheel describes Fronds K to P as its Beach and Coral Collection. Villa sizes recorded in DLD sales on Frond P fall into a few groups:

## Palm Jebel Ali Frond P prices and resale

Frond P went on sale on 13 September 2023, and Property Finder gives a launch price from AED 18 million. Continental Club counts 101 DLD-registered sales since 2023, at a median of AED 27,091 per square metre, about AED 2,517 per sq ft.

The smaller villas have moved little in price. A 7,640 sq ft villa sold for AED 19.12 million on 26 December 2023, and one of the same size sold for AED 20 million on 9 June 2026. The larger 13,120 sq ft villas sold for AED 32.63 million in January 2025 and AED 32.07 million in January 2026 (Continental Club, DLD transactions).

## Palm Jebel Ali Frond P payment plan

Property Finder and Continental Club list a 20/60/20 plan: 20% on booking, 60% during construction and 20% on handover. On a villa at the AED 18 million launch price, AED 3.6 million falls due at handover. The 4% DLD fee is paid on top.

## Palm Jebel Ali Frond P developer and delivery record

The DLD register names The Palm Jebel Ali Co. (L.L.C) as the developer, and the villas are sold by Nakheel. Nakheel, now part of Dubai Holding, built Palm Jumeirah. On Palm Jebel Ali, it awarded Dh5 billion of contracts in 2024 for the Beach and Coral Collection villas across Fronds K to P (Nakheel, 16 June 2026). No villa on the island had a confirmed handover by 6 October 2026.

## What to check before buying at Palm Jebel Ali Frond P

1. **The completion date and grace period in the SPA** for the villa, since Nakheel has not tied its late 2026 start to Frond P.
2. **The next DLD inspection** for project 2590 in the DLD project status service, to see whether progress is keeping pace with the September 2027 date.
3. **The villa's size and type**, since DLD sales on Frond P range from about 7,390 sq ft to more than 13,000 sq ft.
4. **How much of the price is still owed** to Nakheel on a resale, including the 20% due at handover.
