## When will Palm Jebel Ali Frond M be handed over?

The Frond M handover date on the Dubai Land Department (DLD) register is 8 October 2027. Frond M is one of the villa fronds of [Palm Jebel Ali](/projects/palm-jebel-ali/), Nakheel's second palm island, registered as its own project, number 2594, with 146 villas. Frond N carries the same date. Property Finder shows 8 October 2027 and fäm Properties lists October 2027 (accessed 6 October 2026).

Nakheel has not given a separate date for Frond M. On 20 August 2026 it said that the 728 villas on Fronds K to P had entered internal and external finishing, and that the first villas on the island would be handed over in phases from late 2026 and through 2027. It did not say which fronds come first. By 6 October 2026 no completed handover on Frond M had been announced.

## Palm Jebel Ali Frond M construction update

The DLD register records construction on Frond M starting on 27 September 2023. Most of the progress so far came in 2026:

Frond M gained 11.77 points between the April and August 2026 inspections, about 3.7 points a month. Reaching 100% by 8 October 2027 would take an average of about 4.3 points a month from August 2026. Among Fronds K to P, Frond M sits in the middle: Frond O was at 55.70% and Frond P at 34.65% in the same round of inspections.

## Palm Jebel Ali Frond M homes and sizes

Property Finder describes Frond M as a mix of Beach and Coral Collection villas. Its sold history lists a 5 bedroom villa of 7,589 sq ft, a 6 bedroom villa of 7,600 sq ft and a 7 bedroom villa of 13,098 sq ft. DLD sales on the frond also include larger homes of about 20,900 sq ft (Continental Club).

## Palm Jebel Ali Frond M prices and resale

Frond M went on sale on 27 September 2023 and Property Finder now lists it as sold out by the developer, with resales on the market. Continental Club counts 166 DLD-registered sales since 2023, at a median of AED 27,643 per square metre, about AED 2,568 per sq ft. Its median per square metre rose from AED 24,967 in 2024 to AED 29,430 in 2025.

## Palm Jebel Ali Frond M payment plan

Property Finder and Continental Club list a 20/60/20 plan: 20% on booking, 60% during construction and 20% on handover. On a resale, the buyer pays the seller and takes over whatever is still owed to Nakheel, which includes the 20% due at handover. The DLD register names Emirates NBD as the escrow bank.

## Palm Jebel Ali Frond M developer and delivery record

The DLD register names The Palm Jebel Ali Co. (L.L.C) as the developer, and the villas are sold by Nakheel, the Dubai Holding company that built Palm Jumeirah. Nakheel awarded Dh5 billion of contracts in 2024 for the Beach and Coral Collection villas across Fronds K to P (Nakheel, 16 June 2026). No villa on Palm Jebel Ali had a confirmed handover by 6 October 2026.

## What to check before buying at Palm Jebel Ali Frond M

1. **The completion date and grace period in the SPA**, since 8 October 2027 is the register's date and Nakheel has not tied its late 2026 start to Frond M.
2. **The next DLD inspection** for project 2594, to see whether the pace of almost 12 points a quarter continues.
3. **The villa type and size**, since Frond M mixes villas of about 7,400 sq ft with much larger Coral Collection homes.
4. **What the seller still owes Nakheel**, and the developer's NOC and transfer terms for a resale before handover.
