## When will Palm Beach Towers be handed over?

Nakheel gives a Q4 2026 handover for Palm Beach Towers. The DLD project register holds a registered completion date of 31 December 2026 for each of the three towers, registered as Palm Beach Towers 1, 2 and 3 by The Palm Jumeirah Company, a Nakheel subsidiary. Bayut reported the same December 2026 date in August 2024.

Some agent listings still show an older target of January 2026 (Q1 2026), so portals disagree. The 16 podium villas that Nakheel added on 19 May 2026 carry a separate H1 2027 date.

## Palm Beach Towers construction update

The DLD register records construction starting on 1 December 2022 for all three towers. Nakheel appointed contractors for Towers 1, 2 and 3 on 2 August 2023. At the latest DLD inspection, on 12 August 2026, the towers stood at:

- Tower 1: 82.83%, up from 80.70% on 19 May 2026
- Tower 2: 81.56%, up from 79.56% on 21 May 2026
- Tower 3: 74.27%, up from 71.44% on 19 May 2026

Each tower gained only 2 to 3 points between May and August 2026. Between 17% and 26% of the work remained with under five months to the registered date. A June 2026 review put Nakheel's own figure at 78.94% on 10 March 2026, with the main structure complete and finishing works under way (Zeyad Eid, 1 Jun 2026).

## Palm Beach Towers homes and sizes

The project was first started in 2007 as The Palm Gateway and stalled. Nakheel relaunched it under the Palm Beach Towers name in 2022 (Propsearch). The register describes three towers of 34, 36 and 47 floors over a shared 15 level podium. Homes are sold furnished.

## Palm Beach Towers prices and resale

Agent listings give a launch price from AED 3,701,000 (Dubai Project Launch; Projects Scout). Most homes were sold early: the register shows 365 sales in Tower 1, 380 in Tower 2 and 455 in Tower 3, with 283 of Tower 1's sales in 2022.

Figures are medians of DLD sales to 8 October 2026 (Continental Club), converted from per square metre. Recent sales in Tower 2 on 12 August 2026 included a 4 bedroom at AED 11,800,021 and a 3 bedroom at AED 8,500,001.

## Palm Beach Towers payment plan

Agent listings give 15% on booking, 45% in instalments during construction and 40% on handover, with no payment after handover (Dubai Project Launch; Projects Scout). A June 2026 review described the same 60/40 split and some units offered on 30/70 terms (Zeyad Eid). With the towers past 74% complete, most construction instalments on early contracts have fallen due. The 40% handover payment is the large one left.

## Palm Beach Towers developer and delivery record

Nakheel is the master developer of Palm Jumeirah and is now part of Dubai Holding Real Estate. Towers 1 and 2 had sold out by 4 October 2022, when Nakheel launched Tower 3 with more than 300 homes. In August 2023 Nakheel said the project held over 1,000 units, close to the 1,066 now registered. The plot has a longer history: as The Palm Gateway it was first due in 2011, and Propsearch records a revised Q1 2018 date before the 2022 relaunch.

## What to check before buying at Palm Beach Towers

1. **Which tower the unit is in.** Tower 3 was about 8 points behind Tower 1 in August 2026, and both carry the same registered date.
2. **The SPA completion date and grace period**, given the slow progress between May and August 2026.
3. **The cash or mortgage needed for the 40% handover payment**, which falls due when Nakheel issues the completion notice.
4. **Whether a resale includes the furniture package**, since homes were sold furnished.
