## Opalz by Danube overview

Opalz by Danube is a completed residential project by Danube Properties in Dubai Science Park, Al Barsha South. It has two towers, joined by a podium and a sky bridge, with 575 apartments: studios, 1, 2 and 3 bedroom flats, duplexes and four penthouses (Danube, 3 October 2022). The DLD register describes each tower as ground plus 20 floors and a roof over two basement levels, while Propsearch counts 22 storeys each.

Danube launched Opalz in October 2022, and it sold out on the first day with sales above AED 525 million. Gammon & Billimoria was the main contractor. The DLD register records completion on 24 April 2025 for both towers. All units now trade as resales or lettings, and some owners are still paying Danube under the post-handover plan.

Prices are the lowest DLD-registered sales from May to September 2026. At launch in October 2022, prices started from about AED 552,000, or AED 1,468 per sq ft (Data Habibi). Size ranges come from Data Habibi, Continental Club and Property Finder, which differ slightly; Bayut gives narrower ranges for studios and 1 bedrooms. Unit counts also differ: Danube's launch figures give 261 studios, 206 one bedrooms, 69 two bedrooms, 18 condominiums and four penthouses, and Data Habibi counts 261, 207, 97 and 10 three bedrooms.

The top of the 2026 range was AED 650,000 for a studio, AED 1,096,100 for a 1 bedroom (31 August) and AED 2,025,000 for a 2 bedroom (20 May). Across 691 registered sales, Continental Club puts the median at AED 588,000 for studios, AED 930,000 for 1 bedrooms and AED 1.3 million for 2 bedrooms. Rents registered in October 2026 were AED 40,000 to AED 50,000 a year for studios, AED 65,000 to AED 73,000 for 1 bedrooms and AED 84,000 to AED 88,000 for 2 bedrooms (Data Habibi). Continental Club puts the gross yield at 6.9%.

## Opalz by Danube payment plan

Danube sold Opalz on its 1% monthly plan. It no longer applies to new buyers, but it still affects resales.

The split is from Property Finder and Continental Club. Data Habibi lists a 20% deposit and 32% during construction instead, with the same 8% and 40%. Because the post-handover plan runs to about August 2028, a resale unit may still carry a balance owed to Danube.

## Opalz by Danube location

Opalz sits in Dubai Science Park, in Al Barsha South 2 on the DLD map (Propsearch). Danube lists it 7 minutes from Mall of the Emirates and 8 minutes from Sheikh Zayed Road. Danube's page also names Dubai Hills Mall, Ibn Battuta Mall and Dubai International Academic City as nearby.

## Opalz by Danube handover date

Opalz by Danube is already handed over. The DLD register lists Opalz as one project, number 2465, with two buildings and 575 units, at 100% complete with a completion date of 24 April 2025 (Continental Club, registry updated 4 October 2026). That date covers both Tower 1 and Tower 2.

Danube's own construction tracker, at an inspection dated 31 March 2025, records the Building Completion Certificate received, civil defence approval and snagging in progress. Danube marked the completion with an event at the site from 11 to 13 April 2025. At launch Danube said Opalz would be completed in 2025; Data Habibi records the original target as Q3 2025 and Propsearch as Q2 2025, so it was on time or a few months early.

## Opalz by Danube construction update

Construction is finished. The DLD register records construction starting on 1 January 2023 and completion on 24 April 2025, about 28 months later. Foundations were by Atlas Foundations and the architect of record was Al Majal Engineering Consultant (Propsearch). The developer's estimate filed with the DLD put the project value at AED 218.26 million.

## Opalz by Danube developer and delivery record

Danube Properties presents Opalz as its third consecutive project completed ahead of schedule, after Pearlz and Gemz in Al Furjan (Danube, 12 April 2025). Danube's [developer review](/answers/danube-properties-review/) covers its wider delivery record, including the 11 projects it says are due by mid 2027.

## What to check before buying at Opalz by Danube

1. **Whether the seller is still on the post-handover plan.** A unit bought on the 40 month plan may carry an unpaid balance to Danube that must be cleared or assumed on transfer.
2. **The 2026 service charge.** The RERA approved budget sets AED 17.06 per sq ft a year, up 10.9% on 2025, or about AED 6,400 for a 376 sq ft studio.
3. **The exact size on the title deed.** DLD records show some units well outside the usual studio and 1 bedroom ranges, so the price per sq ft can mislead.
4. **Which tower the unit is in.** Danube's Tower A and Tower B are the DLD's Tower 1 and Tower 2; they share the podium and amenities, but views and floor plans differ.
