## When will One River Point be handed over?

Ellington Properties gives an anticipated completion in the second quarter of 2027, the same date it announced at launch in November 2023. The Dubai Land Department (DLD) project register, where the tower is listed as One River Point under DLD project 2929, holds a registered completion date of 9 June 2027. Some portals, including JRE and Luxury Located, now show Q3 2027.

The latest DLD inspection, on 21 July 2026, recorded 35.43% complete. With under a year to the registered date, about 65 points of work remain.

## One River Point construction update

The DLD register records a construction start of 24 October 2023, with escrow at Emirates NBD. The first inspection, on 12 January 2024, recorded 0%. Later inspections recorded 28.79% on 27 March 2026 and 35.43% on 21 July 2026 (DLD project register via Continental Club, updated 7 October 2026).

Dutco Construction is the lead contractor (Propsearch), and BSBG is lead consultant, architect and site supervisor. In February 2026, BSBG reported the programme one year in, with the tower at level 8. Continental Club puts the pace over the past year at 1.74 points a month, which on its estimate would reach 100% on 22 August 2029.

## One River Point homes and sizes

One River Point stands on a triangular plot on the south-west side of Business Bay, facing the Dubai Water Canal. Sources differ on height: Ellington's brief describes 37 floors (Mitchells) and Real Review gives G+44. Ellington announced 295 residences; the DLD register lists 298 units.

## One River Point prices and resale

At the sales launch in November 2023, units were priced from AED 1.48 million (Propsearch). Listings in 2026 start from about AED 3.3 million for a 1 bedroom (ezre; Luxury Located).

The DLD register shows 287 sales, all bought from the developer. Medians are AED 1,471,828 for a studio of about 484 sq ft (18 sales), AED 2,797,828 for a 1 bedroom of about 1,044 sq ft (93 sales), AED 4,280,828 for a 2 bedroom of about 1,679 sq ft (139 sales) and AED 6,641,828 for a 3 bedroom of about 2,379 sq ft (31 sales). The overall median is AED 28,441 per square metre, about AED 2,642 per sq ft, flat on the year before while Business Bay rose 3%. Recent sales include a 1 bedroom at AED 2,837,828 on 28 September 2026 and a 2 bedroom at AED 4,650,828 on 17 September 2026 (Continental Club, register updated 6 October 2026).

## One River Point payment plan

Ellington's payment plan, issued on 30 October 2023, is 70/30 (Mitchells):

- 20% on booking
- 10% at 30 days, 10% at 90 days, 5% at 150 days and 5% at 240 days after reservation
- 5% each at 30%, 40%, 50% and 60% construction
- 30% on completion

Half of the price falls due on calendar dates within eight months of booking. The other construction instalments follow progress, so the 50% and 60% stages had not yet been reached at the July 2026 inspection. On a 1 bedroom at the DLD median, the completion payment is about AED 839,000.

## One River Point developer and delivery record

Ellington Properties is a design-led Dubai developer founded in 2014. One River Point is its joint venture with Dutco, a group established in 1947 with construction, real estate and hospitality businesses (Ellington, 3 November 2023). In May 2026, Ellington began handing over a further building in Dubai Hills Estate and its first completed building in Arjan (Mitchells).

## What to check before buying at One River Point

1. **The completion date and grace period in the SPA**, compared with 9 June 2027 in the register and the slower pace recorded in 2026.
2. **Which construction-linked instalments remain**, since the 50% and 60% stages follow construction progress.
3. **The service charge**, anticipated at AED 20 per sq ft, which adds about AED 21,000 a year on a 1 bedroom of 1,044 sq ft.
4. **The developer price against DLD medians** for the same layout, as 2026 developer listings start well above the launch range.
