## One by Binghatti overview

One by Binghatti is a single residential tower by Binghatti Developers in Business Bay, on the Dubai Water Canal. Propsearch counts 67 storeys. The DLD register describes three basements, ground, two podium levels, an amenity floor, 61 residential floors and a roof. Binghatti launched it at the Bulgari Yacht Club on 27 May 2024, and construction started on 1 March 2024.

The DLD register lists 755 units: 114 studios, 503 one bedroom, 108 two bedroom, 11 three bedroom and 8 four bedroom apartments, plus 11 other units (Continental Club). Propsearch also counts 41 duplexes and nine shops, and estimates 656 units, so totals differ by source. The plot was first meant for Keturah Tower, a cancelled project. The developer's filed cost estimate is AED 544.5 million. The tower was under construction in October 2026, at 50.21% complete on the last DLD inspection.

Binghatti does not publish a full price list. The table shows the developer's starting price and the lowest DLD-registered sale for each type from June to early October 2026.

Sizes are from Data Habibi's floor plans (accessed 12 October 2026). The median DLD-registered prices across all sales were AED 1,211,999 for a studio, AED 2,275,000 for a 1 bedroom and AED 3,800,000 for a 2 bedroom (Continental Club). In September and early October 2026, most 1 bedroom sales of 1,009 to 1,194 sq ft were AED 2.2 million to AED 2.33 million, and a 1,565 sq ft 2 bedroom sold for AED 4,874,999 on 17 September (Data Habibi). Prices were higher in February 2026, when 1,009 sq ft units sold for about AED 3.2 million (Propsearch). Launch prices also differ by source: AED 1,699,999 (Propsearch) against about AED 1.11 million (Data Habibi). Continental Club counts 656 DLD-registered sales since 2023, only 2 of them resales, at a median of about AED 2,447 per sq ft; Mitchells gives AED 2,702 per sq ft for 256 sales since 28 April 2025, so the measure depends on the period.

One by Binghatti stands in Business Bay on the Dubai Water Canal, facing the canal with views towards Burj Khalifa (Data Habibi). Binghatti gives drive times of about 5 minutes to Burj Khalifa, Downtown Dubai, Dubai Opera and Dubai Mall, 7 minutes to Coca-Cola Arena and Dubai Design District, 8 minutes to Meydan Racecourse and 15 minutes to Ras Al Khor Wildlife Sanctuary (accessed 12 October 2026).

## When will One by Binghatti be handed over?

Binghatti's project page says One by Binghatti is expected to be completed by Q4 2026 (accessed 12 October 2026). Data Habibi records the original delivery promise as Q2 2026 and the current target as Q4 2026, a seven month postponement. Propsearch still shows an estimated handover of May 2026.

The DLD register, under the name One by Binghatti and project number 3107, holds a registered completion date of 30 May 2026. That date has passed. The last inspection, on 14 May 2026, recorded 50.21% complete.

## One by Binghatti construction update

Inspections put progress at 38.68% on 16 December 2025 and 50.21% on 14 May 2026, a rise of 11.53 points in five months (DLD register via Continental Club). No newer inspection had been published by 11 October 2026. Continental Club puts the pace at 2.30 points a month over the past year of inspections. Buyer payments go to an escrow account at Sharjah Islamic Bank.

## One by Binghatti developer and delivery record

Binghatti says it has delivered more than 50 developments and has over 40,000 units in its portfolio (Binghatti, 25 March 2026). One by Binghatti has already moved from Q2 2026 to Q4 2026 on the developer's own page. Several other Binghatti towers due in the first half of 2026 have also passed their dates.

## What to check before buying at One by Binghatti

1. **The completion date in the SPA and the grace period**, since the registered 30 May 2026 date has passed.
2. **The next DLD inspection for project 3107.** At the May 2026 pace, half the work remained with seven months to the end of 2026.
3. **Recent registered prices for the exact layout**, given the gap between February and September 2026 sales of similar 1 bedroom units.
4. **Whether the unit is a standard apartment or a duplex**, which affects both price and size.
