## When will Omoria Private Residences be handed over?

The DLD project register gives Omoria Private Residences a registered completion date of 31 July 2028. Property Finder lists the handover as Q3 2028, in line with the register. Marketing in 2025 gave an earlier date: Offplan Dubai listed a 2027 handover on 28 August 2025, and Driven Properties still showed Q4 2027 in October 2026.

The building is registered as DLD project 3469, "Omoria Private Residences", under Innovate Development, the company behind the Innovate Living brand. Its escrow account is with Sharjah Islamic Bank.

## Omoria Private Residences construction update

The register records a construction start date of 1 January 2025. Two inspections are on file: 0% on 31 January 2025 and 0.04% on 3 February 2026 (DLD project register via Continental Club, updated 7 October 2026). No later inspection had been published by 11 October 2026. With almost all of the work still to do, the full build would need to fit into about 30 months from February 2026 to meet 31 July 2028. Continental Club's median build time across 1,175 completed Dubai projects is 40 months.

## Omoria Private Residences homes and sizes

The DLD register lists 57 freehold units, all registered as hotel apartments. Driven Properties describes the concept as private homes with five star hospitality services, direct beach access and sea views. 1newhomes lists 26 flats across 8 floors, so sources disagree on the unit count.

The DLD transaction register, via Continental Club and updated 6 October 2026, shows 14 unit sales between 16 December 2025 and 31 July 2026:

- 1 bedrooms: AED 3,638,430 to AED 5,673,577
- 2 bedroom: AED 5,360,000 (21 January 2026)
- 3 bedrooms: AED 12,541,230 to AED 20,919,777
- 4 bedroom: AED 24,113,704 (24 February 2026)

The median works out at about AED 37,732 per square metre, or about AED 3,505 per sq ft. Asking prices have moved around: Offplan Dubai quoted from AED 5.28 million in August 2025, Property Finder shows from AED 5.6 million, and 1newhomes listed studios from AED 2.2 million in September 2026. No resales were in the register.

## Omoria Private Residences payment plan

The developer's plan is 60/40: 60% during construction and 40% on handover (Offplan Dubai, 28 August 2025; the DLD listing on Continental Club also shows 60/40). 1newhomes breaks it down as 10% on booking and 50% during construction, then 40% on handover. On a AED 2.2 million studio, AED 880,000 falls due at handover. Offplan Dubai notes that post-handover terms may be offered on some units.

## Omoria Private Residences developer and delivery record

Continental Club states that Innovate Development was founded in 2008. 1newhomes lists Omoria as the only project under the Innovate Living name, under construction. No completed Dubai residential project by the developer was listed on these sources, so its delivery record on Dubai Islands cannot yet be judged.

## What to check before buying at Omoria Private Residences

1. **Which date the SPA uses.** Q4 2027 still appears in some marketing, while the register says 31 July 2028.
2. **Evidence of work on site.** The register showed 0.04% in February 2026; the next DLD inspection is the first real progress figure.
3. **The hotel apartment terms.** All units are registered as hotel apartments, so any rental pool or operator agreement and its fees matter for use and resale.
4. **The 40% handover payment**, which is large on a unit priced in the millions and usually needs cash or a mortgage at completion.
