## When will Oasis Residences Dubai South be handed over?

The Dubai Land Department (DLD) register gives Oasis Residences Dubai South a completion date of 1 July 2027. Property Finder lists the same month. HZ Development's own project page shows a Q1 2027 completion, Propsearch gives April 2027 and the broker Takween Aldar lists 31 March 2027. The register date is the latest of these by about three months.

The last DLD inspection, on 16 July 2026, recorded 35.25% complete, up 12.98 points from the inspection of 23 March 2026 (DLD register via Continental Club). That is about 3.4 points a month. Reaching 100% by 1 July 2027 would need about 5.6 points a month. At the March to July pace, completion would fall around early 2028. That is a calculation, not a developer date.

## Oasis Residences Dubai South construction update

Construction started on 1 July 2025, and the project was registered on 7 August 2025 (DLD register via dxboffplan). The DLD project number is 3726 and the escrow bank is Emirates Islamic. The registered developer is Al Helal Al Zahaby Real Estate Development, and the project is marketed under the HZ Development name. The DLD register name is "Oasis Residences Dubai South". Propsearch names Almoftah Aldhabi Building Contracting as the main contractor.

The building has a ground floor with parking and the lobby, four residential floors and a planted roof (Khaleej Times, 15 October 2025). The first-floor terrace holds the pool, gym, children's play area and a badminton court.

Unit counts and sizes are from the DLD register via Continental Club, which trims the smallest and largest 5% of each type. Khaleej Times and the register agree on 159 apartments. HZ Development's own page shows 82 units, and one broker lists 87, so those figures do not match the register.

## Oasis Residences Dubai South prices and resale

HZ Development lists prices from AED 590,000, and Property Finder shows a launch price of AED 625,000. A broker price list gives a 427 sq ft studio at AED 625,000, a 536 sq ft 1 bedroom at AED 778,000, an 855 sq ft 2 bedroom at AED 1.18 million and a 1,332 sq ft 3 bedroom at AED 1.73 million (The Dubai Lands).

Continental Club counts 63 DLD sales since 2025, all from the developer, at a median of AED 13,191 per square metre, about AED 1,225 per sq ft. Medians were AED 639,780 for studios (13 sales), AED 870,601 for 1 bedrooms (37) and AED 1,204,952 for 2 bedrooms (10). Recent sales include:

- a 1 bedroom of about 729 sq ft for AED 1,000,347 on 18 September 2026
- a 2 bedroom of about 1,055 sq ft for AED 1,050,161 on 10 September 2026
- a 3 bedroom of about 1,333 sq ft for AED 1,500,000 on 13 August 2026

## Oasis Residences Dubai South payment plan

Property Finder lists 10% down payment, 40% during construction, 10% on handover and 40% after handover. Continental Club spreads the post-handover 40% over 36 months. Other brokers list a plan of 10% on booking plus the 4% DLD fee, 50% during construction, 3% on handover and 37% within 33 months after handover, with discounts of 3% to 20% for paying more before completion (OffPlanIndex). On the main plan, only 10% falls due at handover, so a later completion date mostly delays the start of the post-handover instalments.

## Oasis Residences Dubai South developer and delivery record

HZ Development launched the project publicly on 15 October 2025, with AX Capital as its exclusive sales agent (Khaleej Times), although Property Finder records bookings from 1 July 2025. Continental Club says Al Helal Al Zahaby was founded in 2014. HZ describes itself as handling construction, design and development in-house. The sources used here do not list completed HZ buildings, so no delivery record against registered dates is available.

## What to check before buying at Oasis Residences Dubai South

1. **The completion date in the SPA.** Developer and broker dates run from Q1 2027 to 1 July 2027.
2. **Which payment plan the SPA uses.** The post-handover share is 37% or 40%, over 33 or 36 months, depending on the plan.
3. **The price against DLD sales.** Registered 1 bedroom sales ranged from about AED 778,000 to AED 1.01 million between June and September 2026.
4. **The next DLD inspection**, which will show whether the pace rose above 3.4 points a month after July 2026.
