## When will Nuvana by Wadan be handed over?

Wadan gives Q3 2027 as the completion date for Nuvana, and the Dubai Land Department (DLD) register shows a completion date of 1 September 2027 for project 3885. Property Finder also lists September 2027, and Propsearch shows Q3 2027. All published dates agree.

The DLD recorded Nuvana 24.87% complete at its inspection of 30 July 2026. Wadan's project page, checked on 11 October 2026, showed 33.40% with no date attached, and said the superstructure was close to complete. The register records construction starting on 1 September 2025, so the building reached about a quarter of the work in 11 months, with 13 months left to the registered date.

## Nuvana by Wadan construction update

Wadan broke ground in October 2025 with its in-house construction arm, Autolink Contracting (Construction Week Online, 20 October 2025). Wadan's latest site update says the pool deck slab is finished with only the upper roof slab left, blockwork is well advanced, plastering is moving through the lower floors and an inspection of the DEWA substation has been applied for. The escrow account is with First Abu Dhabi Bank, and the declared project value is AED 26,250,000 (Propsearch).

## Nuvana by Wadan homes and sizes

Nuvana is a single 8 storey building on Dubai Islands, registered under the DLD master project name Palm Deira. The register holds 57 units; Propsearch estimates 56. Homes are sold fully furnished, with smart home systems and branded appliances (Propsearch).

## Nuvana by Wadan prices and resale

Wadan launched Nuvana on 12 September 2025 at the opening of its sales gallery in Downtown Dubai, and said every available unit was sold by the end of the event (Khaleej Times). Wadan's site lists a starting price of AED 1.6 million, while Property Finder gives AED 1,849,033.

The median registered price is AED 2.08 million, about AED 1,876 per sq ft (Mitchells, October 2026). In 2026, 1 bedrooms of 900 to 957 sq ft registered at AED 1.69 million to AED 1.87 million in January, and 2 bedrooms of 1,407 to 1,751 sq ft at AED 2.78 million to AED 3.02 million in April (Data Dubai). No resale price data has been published for the building yet.

## Nuvana by Wadan payment plan

The plan is 20% on booking, 30% during construction and 50% on handover (Propsearch, Property Finder). Wadan's own page summarises it as 50% during construction and 50% on completion. On a AED 2.08 million apartment, the handover payment is AED 1.04 million. No post-handover option was offered at Nuvana, unlike Wadan's later [Cybele by Wadan](/projects/cybele-by-wadan/).

## Nuvana by Wadan developer and delivery record

Nuvana is Wadan Developments' first Dubai project. It was followed by [Seraph by Wadan](/projects/seraph-by-wadan/) in October 2025 and Cybele in November 2025, both in Dubailand Residence Complex. Wadan has not yet completed a project in Dubai, so Nuvana's progress against September 2027 is the first test of its delivery. Its main contractor, Autolink Contracting, is part of the same group.

## What to check before buying at Nuvana by Wadan

1. **The DLD inspection after July 2026**, to confirm Wadan's 33.40% figure on the register.
2. **The SPA completion date and grace period** against 1 September 2027.
3. **The furniture and appliance schedule in the SPA**, since homes are sold furnished.
4. **Service charge estimates for a small building** with a rooftop infinity pool, where costs are shared across only 57 units.
