## When will Nova Tower by Al Ansari be handed over?

The DLD register gave Nova Tower a registered completion date of 26 September 2026 (project 3870, via Continental Club), and the developer's date was Q3 2026. That date has passed. The tower was 40.1% complete at the last DLD inspection on 3 August 2026.

Portals now show 2027. Property Finder lists Q2 2027, with expected completion on 1 June 2027, although its own marketing text still mentions September 2026. bhomes and Inside Realty also give Q2 2027. Continental Club's estimate from the recorded pace puts 100% around 4 January 2028, which is a calculation, not a developer date.

## Nova Tower construction update

Construction started on 27 December 2024, according to the DLD register. Recorded progress was 17.49% on 19 January 2026, 26.13% on 24 April 2026 and 40.1% on 3 August 2026 (Continental Club). The last step, 13.97 points in about three months, was the fastest so far. The tower is planned as a basement, ground floor, two podium levels, 21 residential floors and a roof.

The DLD register lists 134 freehold units, under the name "Nova Tower".

## Nova Tower prices and resale

Sales opened on 27 December 2024 at a launch price of AED 1.4 million (Property Finder). Property Finder lists 1 bedrooms from AED 1.4 million and 2 bedrooms from AED 1.8 million. Inside Realty gives slightly lower entry prices, AED 1,370,000 for a 1 bedroom and AED 1,690,000 for a 2 bedroom.

The DLD register records 54 sales, about 2% of them resales (Continental Club). The median is AED 1,385,000 for a 1 bedroom of about 904 sq ft and AED 2,080,000 for a 2 bedroom of about 1,593 sq ft. The median across all sales is about AED 1,369 per sq ft. The latest sale shown, on 20 August 2026, was a 1 bedroom of about 878 sq ft at AED 1,370,000. Property Finder shows a 970 sq ft 1 bedroom sold for AED 1,380,000 on 23 June 2026 and a 1,347 sq ft 2 bedroom for AED 1,795,200 on 8 June 2026.

## Nova Tower payment plan

The plan is sold as 60/40, but sources describe the 40% differently. Property Finder and Continental Club show 60% during construction and 40% on handover. bhomes shows 10% on booking, 30% during construction, 20% on handover and 40% over three years after handover. Inside Realty shows 15% on booking, 25% during construction, 20% on handover and 40% after handover. On a AED 1,385,000 1 bedroom, 40% is AED 554,000, due either at completion or spread over the three years after it, depending on the plan in the SPA.

## What to check before buying at Nova Tower

1. **Which Nova Tower the listing means.** Propsearch lists a completed 12 storey Nova Tower in Dubai Silicon Oasis, a separate building from this one in Dubai Science Park.
2. **The completion date and grace period in the SPA**, since the registered date of 26 September 2026 has passed.
3. **Which version of the 60/40 plan applies**, and whether 40% is due on handover or after it.
4. **The next DLD inspection for project 3870**, to see whether the pace of about 4 points a month recorded between April and August 2026 has held.
