## When will Nineteen Riviera Lagoon be handed over?

The Dubai Land Department (DLD) project register gives Nineteen Riviera Lagoon a registered completion date of 12 February 2027. The register lists it as project number 2980, filed by Riviera Properties Development, with construction starting on 12 August 2024. Property Finder shows delivery in Q1 2027, which matches the register. Dubainary shows Q2 2027.

When villas were first marketed in mid 2024, brokers quoted completion in Q4 2026 (Everhomes, prices as of 15 July 2024). The DLD date sits about two months after that first target. The last inspection recorded 34.06% of the work done on 25 June 2026, so the remaining build is large for an eight month window.

## Nineteen Riviera Lagoon construction update

A DLD inspection on 25 June 2026 put construction at 34.06%. The previous inspection, on 26 December 2025, recorded 12.11%, so about 22 points were added in six months (DLD project register via Continental Club and Property Finder). The register describes the project as 19 villas of ground plus two floors, and Riviera's villa plans add a basement level with parking. If the pace seen in the first half of 2026 held, the remaining 66% would run past February 2027. No newer inspection had been published by 11 October 2026.

## Nineteen Riviera Lagoon homes and sizes

The project is a gated group of 19 detached villas set around a central lagoon in District 11 of Mohammed Bin Rashid City, near Nad Al Sheba. The DLD register places it in the Wadi Al Safa 3 area. Villas have 5, 6 or 7 bedrooms, two master suites, a private lift, a second floor suite with a plunge pool and staff rooms. Riviera publishes five villa types across the 19 plots.

## Nineteen Riviera Lagoon prices and resale

In July 2024, 5 bedroom villas were priced from AED 23.5 million to AED 24.5 million, 6 bedroom villas from AED 26 million to AED 30.5 million, and 7 bedroom villas from AED 33 million (Everhomes, prices as of 15 July 2024). Property Finder lists the project as sold out.

DLD records show 9 villa sales registered between 14 November 2024 and 27 August 2025 (Mitchells, registry as at 4 October 2026):

- 5 bedroom villas: AED 19.6 million to AED 23.0 million, or AED 2,181 to AED 2,394 per sq ft of recorded area.
- 6 bedroom villas: AED 29.3 million to AED 30.4 million, about AED 2,709 to AED 2,829 per sq ft.
- 7 bedroom villa: AED 31.7 million on 18 December 2024, AED 2,440 per sq ft.

The register also records the land purchase in March 2023 at AED 57.1 million. No sales were registered between 28 August 2025 and 5 October 2026, so there is no recent resale price.

## Nineteen Riviera Lagoon payment plan

Property Finder and Everhomes list a 10/40/50 plan: 10% on booking, 40% during construction and 50% on handover. Ezre lists 10% on booking, 50% in five instalments of 10% within 13 months of booking, and 40% on handover. The 4% DLD registration fee is paid on top. On a AED 23.5 million villa, the handover payment would be about AED 11.75 million under the 10/40/50 plan. Dubainary lists a service charge of AED 3 per sq ft.

## Nineteen Riviera Lagoon developer and delivery record

Riviera Group was founded by Abdul Rauf Razzak more than four decades ago and has built in Dubai since 2002, according to its own site. Nineteen Riviera Lagoon is filed in the DLD register under Riviera Properties Development, with its escrow account at United Bank Limited. Public sources do not give a dated on-time record for Riviera's earlier Dubai handovers, so this project's inspections are the main guide to its timing.

## What to check before buying at Nineteen Riviera Lagoon

1. **The completion date and grace period in the SPA**, compared with the registered date of 12 February 2027.
2. **Which payment split applies**, since sources list both 50% and 40% due on handover.
3. **The villa type and plot size**, because plots range from about 8,145 sq ft to 13,807 sq ft.
4. **The latest DLD inspection figure**, through the DLD project status service, as the June 2026 figure was 34.06%.
