## When will Nest by ANDI be handed over?

The DLD register gives Nest a registered completion date of 1 April 2027 (project 4112, via Continental Club), and the developer gives Q2 2027. The register lists the building simply as "Nest". It is often marketed as ANDI Nest or Nest by ANDI.

The building was 0.79% complete at the last DLD inspection on 14 May 2026, less than eleven months before the registered date. Listings already disagree on timing. A Dubizzle listing gives Q4 2026 in its overview and April 2027 in its details, and a Bayut listing added on 20 August 2026 gives Q4 2027.

## Nest by ANDI construction update

The DLD register records construction starting on 18 September 2025. Progress was 0.79% at the inspection on 14 May 2026, the only percentage published so far (Continental Club). At that stage work is usually limited to site preparation and foundations. The building is planned as a ground floor, one podium level, six typical floors and a roof, with a pool, gym and rooftop garden according to listings.

## Nest by ANDI homes and sizes

The DLD register lists 112 freehold units. Listings describe the apartments as furnished, with smart home features.

Sizes are from the DLD register via Continental Club, excluding the smallest and largest 5% of each type. The larger 2 and 3 bedroom sizes include terraces.

## Nest by ANDI prices and resale

The DLD register shows 68 sales in 2026, all from the developer (Continental Club). The medians are AED 450,894 for a studio of about 366 sq ft, AED 729,079 for a 1 bedroom of about 700 sq ft and AED 806,840 for a 2 bedroom of about 807 sq ft. The median across all sales is about AED 1,054 per sq ft. Recent registered sales include a 1 bedroom of about 698 sq ft at AED 710,000 on 21 September 2026, and a 3 bedroom of about 1,930 sq ft at AED 1,275,000 on 20 July 2026.

Listing prices vary widely. A 700 sq ft 1 bedroom was listed at AED 546,000 on Bayut in August 2026, and an 822 sq ft 1 bedroom at AED 720,000 on Property Finder. A Dubizzle listing offered an 806 sq ft 2 bedroom at AED 795,206 for cash, a 30% discount on AED 1,136,009. These are asking prices, not sales.

## Nest by ANDI payment plan

ANDI Properties has not published a standard plan on the portals and registers checked. Continental Club does not list one. A Bayut listing added in August 2026 advertised "PP 50:50" in its title, without giving the schedule. A Dubizzle listing offered a 30% discount for full cash payment instead of instalments. Listings also quote a developer projection of rental returns of up to 12% a year, which is a marketing figure, not a guaranteed return.

## What to check before buying at Nest by ANDI

1. **The completion date and grace period in the SPA**, given under 1% progress in May 2026 against a 1 April 2027 registered date.
2. **The exact payment schedule**, since listings show both a 50/50 plan and cash discounts.
3. **That payments go to the project escrow account**, which Continental Club lists with Dubai Islamic Bank.
4. **Any rental return promise**, and whether it is written into the SPA.
