## When was Nara at The Valley handed over?

Nara at The Valley was handed over in December 2024. The Dubai Land Department (DLD) recorded the cluster 100% built at its inspection of 25 November 2024, and the register's declared completion date is 30 December 2024 (Data Dubai). Emaar's launch material in July 2021 gave December 2024, so the cluster was delivered on time. Nara is the second townhouse cluster of [The Valley](/projects/the-valley/), Emaar's community on Dubai-Al Ain Road, and has its own DLD registration, project 2274.

## Nara at The Valley construction update

Construction is finished. The DLD register records a start on 1 December 2021 and nine inspections: 1.5% on 7 March 2022, 14.2% on 25 January 2023, 53.6% on 20 September 2023, 73.5% on 15 February 2024, 94.5% on 20 August 2024 and 100% on 25 November 2024 (Data Dubai). Every Nara sale in the 12 months to August 2026 was a ready resale.

## Nara at The Valley homes and sizes

Nara has 372 single row townhouses in three designs, Aston, Palma and Charm, set around shared parks.

Unit counts, plots and launch prices are from the July 2021 launch listing on InvestInDXB. Total areas are from Emaar's floor plans, via Mitchells. DLD sale records use sizes close to the plot area, 1,873 sq ft for a 3 bedroom and about 2,772 sq ft for a 4 bedroom.

## Nara at The Valley prices and resale

Emaar launched Nara in late July 2021. The DLD registered the project on 26 July 2021, and launch listings from 28 July to 6 August 2021 gave prices from AED 1.34 million to AED 1.4 million. In 2021 the DLD recorded 341 sales at a median AED 1.44 million (Data Dubai).

Prices have roughly doubled since. In the 12 months from September 2025 to August 2026, 93 sales were registered at a median AED 2.90 million: AED 2.83 million for 3 bedrooms and AED 3.44 million for 4 bedrooms. In July and August 2026, 3 bedrooms sold for AED 2.75 million to AED 2.91 million and 4 bedrooms for AED 3.1 million to AED 3.3 million (Data Dubai, DLD data through 30 September 2026). McCone Properties counts 662 sales on record, 524 from Emaar and 138 resales of finished homes.

## Nara at The Valley payment plan

Emaar's launch plan for Nara took 12% as a down payment, four instalments to May 2023, and 50% on completion (Mitchells, from Emaar's payment plan). Other sources described the plan differently at the time: one listed a 70/30 split and another mentioned a post-handover option, so the exact terms depend on when a unit was bought. The 50% completion payment fell due around the December 2024 handover. Nara is sold out, so the plan no longer applies to new buyers.

## Nara at The Valley developer and delivery record

Nara was delivered on its launch date. It was Emaar's second townhouse release at The Valley, after Eden, and Eden, Talia and Orania are also handed over. Later clusters have finished early: the DLD recorded Elora complete on 13 March 2026 against a September 2026 estimate, and Lillia handed over on 20 July 2026 against a January 2027 listing (DLD register, via Real Estate Club Dubai and Continental Club).

## What to check before buying at Nara at The Valley

1. **The design and row position.** Aston, Palma and Charm layouts and end or middle units vary in total area from 1,864 to 2,099 sq ft for a 3 bedroom.
2. **Whether a price per square foot uses plot or built-up area.** DLD records use a figure close to the plot.
3. **The title deed and service charge history**, since Nara has been handed over since December 2024.
4. **Recent sales of the same bedroom count.** 4 bedroom prices in July and August 2026 ranged by AED 200,000.
