The Dubai Land Department (DLD) register gives Mira Villas by Bentley Home a registered completion date of 31 December 2026. Mira Developments gives Q4 2026 on its project page. The register lists the project as "Mira Villas Designed By Bentley Home".

Progress makes that date hard to meet. The DLD inspection of 1 July 2026 recorded 31.8% complete, up from 24.6% on 25 March 2026. That is about 7 points in three months. At the same pace, the remaining 68% would take well over two years, not six months. No revised date had been published by October 2026.

## Mira Villas by Bentley Home construction update

The DLD register shows construction starting on 15 August 2024. Mira Developments posts monthly site reports:

- **April 2026:** one Type A villa finished its roof structure; Type B walls reached 15%.
- **May 2026:** six more Type A roofs done; Type B walls up from 15% to 55%.
- **July 2026:** Type B walls and plastering complete; Type A walls at 20%.
- **August 2026:** roof-level blockwork at 60% on Type B villas; five Type A homes waiting for their next concrete pour; air conditioning, electrical and plumbing work started on five homes; slab work about to begin at the clubhouse.

These reports describe structure and early services, not the fit-out stage that comes before handover.

Dubai Handover puts the median at AED 4,129 per sq ft across seven sales since 8 January 2026.

The plan is 50/50: 50% on booking and 50% on completion. There are no construction instalments and no post-handover plan. On the AED 27.21 million starting price, AED 13.6 million falls due at completion, plus the 4% DLD fee paid at booking.

Arabian Business described the project as a first-time venture for Mira Developments. The DLD register names the developer as M I R A Developments and Meydan Group as master developer. With no earlier completed project to compare, the DLD progress record is the main guide to delivery.

## What to check before buying at Mira Villas by Bentley Home

1. **The completion date and grace period in the SPA.** The register date of 31 December 2026 does not fit 31.8% progress in July 2026.
2. **Which home type the unit is.** Type A and Type B villas are at different stages in the developer's reports.
3. **The size basis.** Marketed sizes of 670 and 1,400 sq m do not match the areas on DLD sales.
4. **Escrow.** The register names Emirates NBD as escrow bank for project 3128.
